Here at Stonewater, we’re now seeking a Portfolio Sales Executive - someone to manage the disposal of individual properties and to manage, progress and accelerate the implementation of the fibre project. The disposal of properties is to achieve a surplus of a sales value so the funds can be used to build more homes and house more families in need.
Working primarily with the Customer Experience Team, you’ll identify properties that might be suitable for disposal when they next become void, retaining clear records of decisions made and investigate each arising void identified for disposal to ensure it is not restricted to social housing use and to ensure that disposing of the property reaches a predetermined surplus amount.
You’ll instruct and liaise with externally appointed solicitors and Estate Agents to ensure legal requirements are met throughout the conveyance process and the properties are marketed to achieve best value whilst also adhering to Stonewater’s insurance and compliance requirements. You’ll gather stock, performance and cost data to aid the Portfolio Options Analysts and inform property stock disposals and transfers and aid with the preparation of monthly performance reports on the progress of all sales, disposals and option appraisals for Board meetings. You’ll monitor and report on the team budget to the Senior Portfolio Sales Executive and Head of Portfolio Options, ensuring best use of the Association’s resources and that Value for Money is achieved. You will ensure all systems are updated with sale progression and completion information and that all documentation is issued when sales complete with all relevant teams being kept informed and updated before, during and after a sale.
You’ll liaise with colleagues across other Directorates to raise awareness of the Portfolio Options Team to ensure Stonewater operate efficiently and reduce duplication of workloads.
The ideal candidate will:
* Have experience of managing private treaty sales in the housing sector.
* Have a good understanding of the planning system and alternative uses of land.
* Have demonstrable knowledge of the legal and financial aspects of the sales and marketing of residential properties, and knowledge of the issues affecting social housing.
* Have knowledge of contract law and property transactions.
* Have excellent communication and interpersonal skills, with good verbal and numerical reasoning skills.
* Have high level analytical skills allied to good judgement and decision making.
* Be financially literate with good IT skills, skilled in report writing and presenting verbally and in writing to a range of audiences.
* Have excellent organisational skills, able to manage a workload, prioritise and meet personal and team targets and deadlines.
* Have good sales management and negotiating skills with the ability to prioritise workload with conflicting deadlines.
* Be confident, independent and able to work at pace
