Their credentials, resources and network in the property industry give them a unique position, where they have access to various vendors, applicants, and investors. This gives their sales division a considerable advantage and enables them to negotiate sales very efficiently. Moreover, their vast portfolio of managed properties allows them to offer some great buy-to-let opportunities to investors.
An opportunity for a bright, organised, numerate candidate with an interest in developing a career in accounts and finance to join this ever-growing business. Starting in an accounts admin role, you will be supported with training and have the chance to progress within the firm, which supports professional qualifications.
Specific Tasks
1. Download and reconcile banking transactions from the previous day which includes PDQ entries, cash, standing orders, BACS payments, and cheques.
2. Cash received in the office should be banked on the same day.
3. Prepare landlords' payments three times a week (Mon, Wed, Fri). Check that the payments to be made are correct and modify where necessary.
4. Respond to landlord and tenant enquiries.
5. Pay contractors/utility bills.
6. Issue arrears letters – 7, 14 & 21 days, issue section 8 & 21 notices, and check on the previous week's activity to ensure that the outstanding balances are being effectively collected, following up with telephone calls where necessary.
7. Take rent payments over the phone (Virtual Terminal).
8. Process new move-ins on a daily basis.
9. Register the deposits with relevant schemes.
10. Ensure that all deposit refunds have been returned within prescribed time limits.
11. De-register the deposits.
12. Rent Protection – Claims and renewals.
13. Monthly deposit reconciliation.
14. End of the month bank reconciliation.
15. Quarterly overseas landlord tax return.
Skills Required
1. Educated to AAT Level 3/BTEC/A Level Standard.
2. Must be able to demonstrate experience in accounts and/or customer services.
3. Experience of data entry, preferably in an accounting arena.
4. Able to work within clearly defined processes and structures.
5. IT skills – Excel and Word.
6. Good communication and ability to handle difficult situations is a must (You will be chasing tenants for arrears and speaking regularly with landlords).
7. Client account management experience or accounts knowledge.
8. Support to study role-related qualifications.
HOURS OF WORK: 8:30-5:30 Monday to Friday with 1 hour lunch.
HEALTH & SAFETY: No current issues to report on site.
