Reporting to and working collaboratively with the Senior Commercial Estates Manager, the Commercial Estates Manager has a wide-ranging role taking responsibility for the professional estate management of all property matters relating to a geographic region within Stonegate Group's Commercial property portfolio comprising approximately 110 sites (supporting selected divestment and development activity as required). Specifically, the role's objectives are to grow the Commercial property P&L, protect and enhance asset value. The role contributes to the function's objective of pro-active estate management and value creation and requires the individual to be the 'go to' contact point for Commercial estate matters across the Group's portfolio. It requires exceptional attention to detail and collaborative stakeholder engagement. The position is field-based but will require an appropriate proportion of time in the Solihull office and will involve travelling throughout the geographic region and ongoing liaison with third party suppliers and agencies.
Key Responsibilities:
1. Manage geographic region (approximately 110 sites).
2. Support selected divestment and development activity as required.
3. Manage FOT new letting pipeline, ensuring sites are positioned for success.
4. Oversee all aspects of Commercial property P&L management.
5. Oversight of rent roll/payments (including debt management).
6. Identify opportunities for properties to be considered by other business units.
7. Ensure Exit, Renewal and Regear options are fully investigated, modelled, and presented to Governance in a timely manner.
8. Effective management of our external and internal suppliers, ensuring a best-in-class service.
Minimum Requirements:
1. Proven experience in Corporate Real Estate and Operational Management of mid to large property portfolios (ideally licensed premises).
2. RICS qualified (highly desirable).
3. Demonstrates a passion, commitment and focus on delivering best value and exceptional service.
4. Great communicator at all levels, internally and externally.
5. Successful track record.
6. Self-motivated, forward planner.
7. Strong financial acumen and commercial awareness.
8. Strong negotiator, creative thinker, and problem solver, able to exploit opportunities and think 'outside the box'.
9. Good IT skills.
