Principle Duties and Responsibilities:
* Complete assigned work orders generated from resident requests for service, as well as routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures and safety standards
* To follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items by tracking used parts, returning unused items to the established location, and notifying the vendor about re-ordering needs
* Complete documentation and other paperwork timely and accurately so that service requests can be appropriately documented and tracked
* Support expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment
* May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required
* Complies with Companys safety and risk-management policies by attending and participating in the communitys routine safety checks and by reporting accidents and incidents promptly and accurately
* Demonstrates customer services skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency
* Assists in conducting routine and periodic community inspections to identify safety and risk management concerns, keep the community in good repair, and communicate concerns about the physical needs of the community to management.
* Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
* Participate in on-going training by Service Supervisor and other resources as needed and/or required
* Follow upand recordthe statusof Tickets and Activities and PPMtasks inthe system, as well as closing pending works once the works are duly fulfilled.
* Our staff is at the forefront of our service to clients and our landlords buildings, presenting a professional corporate presence and accordingly will be required to wear company uniform at all times.
* Liaise with contractors, schedule preventative and reactive maintenance visits.
* Ensure up-to-date records are kept on the CAFM platform flagging any issues with the facilities manager.
* Meeting with landlords representatives to give updates on the condition of the property and any on-going works.
Experience:
* Minimum of three years of experience in property management maintenance or equivalent experience
* Comprehensive understanding of Building Services and parts
* IT skills including MS Word, Excel & Outlook (training will be provided for our internal database system
Skills and abilities:
* Able to communicate clearly (both verbal and written)
* Natural service attitude, prepared to accept ownership of his/her responsibilities
* Able to work on own initiative
* Enthusiastic and willing to develop and apply new skills
* Able to understand and fix prioritise, to work under pressure, based on results
* Prepared to communicate and share information, work as a team
* Willing to assist in the training and instruction of others
