Maintenance Manager Maintenance - Willowbrook Care Home Contract: Full Time Salary: £30,000 Per Annum Shift Type: Days Contracted hours: 40 Our care home provides specialist support for 75-residents with dementia and mental health problems. Maintenance Person RESPONSIBLE TO – Home Manager Summary – how you’ll fit in the team At our home, you’ll be a key person responsible to ensure the whole environment of the home is safe and well-maintained for the residents, the team and all visitors. You’ll be an integral part of our care team to promote the values and ethos of our home. You’ll be responsible for all maintenance needs for your colleagues and the residents – day to day this can vary from being a plumber to a decorator to joinery. You’ll be liaising with contractors where more specialist works are needed, and supporting the Home Manager to find the most reliable and quality people to come into our home. Key Responsibilities – what you’ll do day to day Carry out all general maintenance tasks and basic repairs including (awareness of household electrical), plumbing, joinery and building tasks both inside and outside the home to ensure that the Home is maintained in a clean, safe and efficient functional order Carry out decoration and refurbishment Maintain accurate and comprehensive maintenance requests and work carried out records and report defects to the home manager and/or appropriate contractor for repair Provide out of hours emergency service, participating in the on call rota. Have overall responsibility for health and safety duties including: conduct and record water quality, temperature checks and water management systems weekly checks on fire alarms and all fire preventative devices in the home monthly checks on emergency lighting system monthly (weekly for fire escape routes) checks on fire exits/fire-fighting equipment keep the fire log book up to date Practice safe systems of work across the range of tasks and in particular moving and handling of loads, by assessing risk and having due regard for personal safety and the safety of residents, visitors and staff Be responsible for checking Hot Works Permits (HWPs) from contractors To accompany contractors and other visitors to site, where required To maintain the maintenance log record book and water management log book To support the home manager with all property/estates compliance certificates/records Champion dignity and respect for each person Ensure you observe and encourage health and safety monitoring – e.g. wet floors, trip hazards, use of personal protective equipment and hand hygiene) Show care and compassion for everyone living and working in the home Make your residents smile There may be other tasks we ask you to support to help ensure our residents are kept safe and happy. About you You’ll have experience of working in a care home environment or a similar setting. You’ll be able to turn your hand to all sorts of different tasks and have a good knowledge of general health and safety procedures. You’ll have great communication skills and a customer-focused approach to getting maintenance issues resolved quickly and safely. You’ll be naturally caring, empathetic, very patient, friendly, kind and have respect for those around you. It’s an absolute must that you have excellent communication skills, as this is the basis of the role – communicating with the team and our residents to make sure they live and work in a safe environment.
