Contracts Manager - Passive Fire Protection & Refurbishment\n\nA well-established, London-based main contractor is seeking a Contracts Manager to join their Special Works division, focusing on passive fire protection and refurbishment works. The division has experienced substantial growth and has ambitious plans for future development.\n\nRole Overview\n\nSupporting the Head of Special Works and overseeing the delivery of multiple contracts ranging from £25k to £1m.\n\nKey responsibilities include:\n\nContract administration and negotiation\nProcurement of subcontractors and materials\nCost-value reconciliation\nProcessing and agreement of monthly valuations and final accounts\nContract performance monitoring and KPI reporting\nEnsuring safety, quality, and commercial targets are achieved\nRequired Experience\n\nProven experience managing complex multi-trade projects\nBackground in refurbishment, fit-out, DDA, FRA, and passive fire protection works\nStrong commercial acumen and knowledge of contract governance\nCapable of managing multiple teams and subcontractors across several live sites\nQualifications & Skills\n\nNVQ Level 5-7 in Construction or Surveying (or equivalent)\nSMSTS certification\nCSCS Black Card\nGCSE Grade 5 / C or above in Maths, English, and IT\nProficient in Microsoft Excel and general IT systems\nStrong attention to detail and analytical skills\nExcellent communication, organisation, and leadership abilities\nCore Responsibilities\n\nOversee the running of multiple construction sites in London\nLead and support site managers and commercial teams\nCoordinate with subcontractors and manage project timelines\nManage service applications and maintain accurate trackers\nEnsure all work complies with Health & Safety systems\nReview and implement method statements and risk assessments\nProduce and deliver site and commercial progress reports\nAttend design, client, and planning meetings as required\nSupport procurement alignment with project needs\nMaintain and enforce safety audits and company protocols\nKey Knowledge Areas\n\nCost control, valuation processes, and commercial reporting\nSubcontractor procurement and payment applications\nContract interpretation and negotiation\nHealth & Safety documentation and compliance\nTendering experience and delivery of projects up to £2mJob Details \n\nJob Type: Full-time, Permanent\nWorking Hours: Monday to Friday, 8:00am - 5:00pm\nRemuneration & Benefits\nCompetitive salary\nLeading pension scheme with company contributions\n25 days annual leave\nTraining and professional development programme\nCycle to Work scheme, life assurance, and private medical options\nCareer development opportunities within an established and respected contractor
