Hours: 35 hours per week
Salary: £31,977 to £39,971 per annum (salary offered anywhere between this scale, dependent upon your experience) plus London Allowance of £2,672 and Essential Car User Allowance of £2,272

Location: London South East (Bexley, Bromley and Greenwich) - contractual base Pollards Hill, Mitcham
We’re on the lookout for an experienced Housing Professional to join our friendly Neighbourhoods team in London covering patches across Bexley, Bromley and Greenwich.
As a Neighbourhood Services Manager, you will have your own portfolio of properties in your patch across the wider London areas, managing the tenancies, leases and communities within a multi-tenure portfolio. Acting as an ambassador for Moat, you will deliver a high-quality housing management service to our residents.
You will be key to building trust, improving resident satisfaction and ensuring that our estates are safe and maintained to a high standard.
Your experience of working with managing agents will ensure our contracts are utilised to their maximum potential, making positive improvements to the communities we serve.
You will report to the Neighbourhood Operations Manager, and have other Neighbourhood Services Manager’s on your team, enabling you to support each other and share knowledge/experiences.

Your key tasks will include:
• Carrying out regular estate inspections and regular monitoring of neighbourhood service contracts with customers, including cleaning and gardening. Implement corrective actions and devise (and agree) plans for improvement to service provision where necessary.
• Handling leasehold and tenancy related enquiries in accordance with our contractual requirements and service standards
• Ensuring that managing agents comply with their contractual obligations, monitor the quality of works undertaken and seek to ensure value for money.
• Ensuring an effective response to ASB and other tenancy breaches in line with our P&Ps, taking appropriate speedy enforcement action as necessary including court attendance
• Signing-up new tenants and shared owners ensuring void turnaround times are minimised. Ensure new customers understand both their own responsibilities and Moat’s requirements under their tenancy arrangements.
• Fulfilling our safeguarding obligations in accordance with the Care Act 2014, ensuring that vulnerable residents are signposted to key agencies. Provide appropriate support in our capacity as landlord.
• Responding to service-related complaints and queries from customers.
You’ll have:
• Excellent verbal and written communication skills.
• Problem solving skills and an ability to work under pressure and to tight deadlines.
• An Ability to manage a complex caseload including ASB cases.
• An Ability to build productive relationships with key stakeholders and ability to engage with a diverse customer base.
• Demonstratable passion and ‘can do’ attitude and a commitment to achieving the very best outcomes for our residents.
• A Full UK Driving Licence and a vehicle to be used for work purposes.
• A willingness to work towards a Level 4 Housing Qualification
• Demonstrable understanding of leases and tenancy agreements.
• A sound awareness of Landlord, Leasehold and Tenant legislation and procedure.
• An awareness of occasions that require liaison with Social Services (e.g child protection, domestic violence)
