Our client is a leading construction and development company specialising in high-quality student accommodation and residential apartment projects across the North West and Yorkshire regions. With a reputation for excellence, they focus on delivering projects on time, within budget, and to the highest standards. They are now seeking a talented and experienced Commercial Manager to join their growing team and oversee the commercial aspects of their student accommodation and apartment developments.
Key Responsibilities:
* Lead the commercial team in the successful delivery of student accommodation and apartment projects.
* Oversee the financial management of projects from inception through to completion, ensuring profitability and cost control.
* Collaborate with the project teams to develop accurate cost estimates, budgets, and timelines.
* Develop and maintain strong relationships with key clients, contractors, and suppliers.
* Monitor and report on project performance, ensuring that contracts are executed according to specifications and regulations.
* Lead contract negotiations and manage risk through appropriate contractual arrangements.
* Drive continuous improvement in commercial processes and systems.
* Ensure compliance with legal, health, safety, and environmental requirements across all projects.
* Provide strategic advice and guidance to senior management on project feasibility, financial performance, and risk management.
Skills and Qualifications:
* Extensive experience in a senior commercial role within the construction industry, specifically in student accommodation or residential projects.
* Proven track record of delivering large-scale construction projects on time and within budget.
* Strong leadership and team management skills, with the ability to drive performance and build cohesive teams.
* In-depth knowledge of contract law, procurement processes, and project financial management.
* Excellent negotiation, communication, and interpersonal skills.
* A degree in Quantity Surveying, Construction Management, or related field (preferred but not required).
* Membership with RICS or equivalent professional body is advantageous.
