Property Asset Manager – 12-month fixed term contract Macdonald & Company are working with this well-respected client-side business, who are seeking a dynamic Property Asset Manager for a 12 month FTC, to take on a varied and challenging role. You will be responsible for managing a diverse portfolio of commercial properties, ensuring compliance, tenant satisfaction, and value enhancement. The Role: Property & Tenancy Management: Chair tenant meetings, liaise directly with tenants, and resolve issues promptly. Legal Applications: Handle formal tenant legal and works applications, from interpreting lease agreements to liaising with solicitors and completing processes. Sales & Acquisitions: Assist in the sale and purchase of properties, providing critical input into strategic planning. Service Charges: Devise and manage service charge budgets, ensuring compliance with RICS standards. Portfolio Maintenance: Conduct property inspections, oversee repairs and planned maintenance, and manage compliance projects in collaboration with other teams and suppliers. Financial Oversight: Manage arrears, credit control, and expenditure approvals aligned with budgets. Lease Negotiations: Support rental, leasehold, and freehold valuations and lease term negotiations. Strategic Contribution: Play a key role in executing portfolio-wide strategic objectives. What We're Looking For: RICS Qualification: With a minimum of two years’ post-qualification experience. Service Charge Expertise: Understanding of Service Charges. Commercial Acumen: Ability to negotiate lease terms and identify value-add opportunities. ESG Credentials: Familiarity with environmental, social, and governance standards in real estate. Strong Communication: Excellent written and verbal communication skills with a focus on tenant relationships and collaboration.
