Our client is looking for senior property lawyers to join their busy team based in Hastings.
Main Duties
1. Managing on a day-to-day basis a caseload within the Transactional Team which includes all aspects of the conveyancing transaction from instruction to completion, registration and closure of the file.
2. Ensuring due diligence in all areas of processing a residential property transaction.
3. Use the OMS to progress cases efficiently and to the timescales set.
4. Accountable for all other dealings with other lawyers and other legal aspects on all property transactions.
5. Assess risk on every transaction by using skills to make pragmatic decisions and to ensure appropriate legal advice is given.
6. Draft legal documents, to include: Standard Precedent Letters, Contract packs, Exchange letters, Freehold AP1s and Freeform letters.
7. Post Completion works to include: Preparing and sending applications to the Land Registry, Stamp Duty Land Tax submissions, File closures and Checking account ledgers.
8. Speak to clients and third parties, saving accurate telephone notes to OMS.
9. Give messages via email to the appropriate person when necessary.
10. Take telephone card payments for initial monies on account.
11. Chase clients for welcome packs or general file progression.
12. Working from reports – Chasing files and ensuring compliance.
13. Apply for searches: Conveyancing Searches through online system, Land Registry Searches and Pre-completion searches.
14. Complete SDLT forms online and correctly saving to the matter on OMS.
15. Check incoming faxes and save to correct OMS matter.
16. Send faxes via Zetafax when requested.
17. Provide support to a Conveyancer or Property Lawyer due to holiday or sickness.
18. Deal with tasks which have been assigned to you but recognising if a task becomes more complicated than anticipated and to refer this back to the Conveyancer for Risk Assessment/Resolution.
19. Update the Conveyancer or team when you have completed work/tasks (when appropriate) or you are unable to carry out a task and explain the reason.
20. Attend team meetings when required.
21. Attend regular appraisals to include annual performance reviews and monthly one-to-ones to discuss your performance and development.
22. Assist other departments as required by Management Team.
Experience and Skills

4. GCSE, or equivalent in Maths and English with a minimum grade C.
5. A level, or equivalent, in Maths and English with a minimum grade C.

7. Knowledge and experience of Microsoft Office, especially Word, Excel and Outlook are essential.

Working Hours
Core hours are 9:00am to 5:30pm with 1-hour unpaid lunch break. The office is open between:
* 8:00am to 7:00pm Monday to Friday
* 9:30am to 4:30pm on Saturday
* 10:00am to 3:30pm on Sunday.
You will be required to work 5 days and no more than 37.5 hours per week on a rota basis. The staff rota includes evening and Saturday working, you will be notified in advance. Up to 26 days holiday plus Bank Holidays.
