AJ Chambers are working with a thriving City Law Firm who are looking for a Post Completions Assistant in there busy Property Department. The prime role is to provide effect support to the property department dealing with post completion procedures through to file closure. As part of your role you may be required to assist with procedures from the point of exchange of Contracts if required. Main duties will include but not limited to: To familiarise him/herself with the clients with whom he/she will regularly have contact so as to deal with them with efficiency and professional courtesy but not to give substantive information or advice save on direct instruction from the relevant fee-earner. To ensure that client ID is filed in accordance with the procedures contained in the Office Manual. To deal with all aspects of post completion file work to include the following: Preparation of SDLT returns On-line submission and payment of SDLT to HMRC within the required timeframes Serving Notices to any Landlords. Carrying out of official searches Diarising Companies House MR01’s and prepare the form in draft for approval Submitting documents to Companies House Diarising DS1/END (Discharge Certificates/Electronic Notification of Discharge) and chase lenders where appropriate Sending DS1/END/EDS to other solicitors Putting indemnity policies on risk Sending indemnity policies to other solicitors Preparation of all registrations which include complex applications e.g. first registrations, lease extensions, removal of notices alongside straightforward transfers Ensuring that notices have been served on freeholders and management companies (as applicable) where the file is leasehold Dealing with transfer formalities with management companies/managing agents/landlords Dealing with requisitions from HM Land Registry in a timely manner Updating Lender Panel Management Portals (e.g. Lender Exchange and LMS) ensuring lenders are kept up to date should registrations be delayed Sending/uploading completed registrations to the lender/client To assist with procedures from the point of exchange of Contracts if required, such as: Drafting transfer /Completion statement for review Pre-completion Searches Account details telephone verifications Preparation of CHAPS forms Requesting redemption statements The successful individual will have: Previous experience of post completion work in a property department. Working knowledge and understanding of the post-completion process, Land Registry portal and online SDLT submissions Experience of Infotrack desirable This role will offer a salary between £30 - £35k with a good benefits package.
