The Oak has undergone a £280,000 investment with both internal and external redecoration. The pub has been revitalized, ensuring that it retains its charm while seamlessly incorporating modern design elements. This creates various seating options with both loose and fixed furniture, making it a vibrant and inviting community pub.
The bar services all areas with a great product range catering for all. There will be an area for live music & entertainment, a pool table & darts board, and plenty of screens for televised sports. Additionally, there are good-sized external drinking areas and an enclosed beer garden to the rear.
Trading Style
We believe in fostering a sense of community in all our Proper Pubs. The pub will embrace diversity and consistently deliver top-notch retail standards. A vibrant entertainment program will ensure there’s something for everyone, with a strong sports focus and established product range.
Accommodation
The private accommodation is located on the first floor and has been refreshed and upgraded, comprising two bedrooms, a bathroom, kitchen, and lounge.

No rent applicable on this agreement
This opportunity allows you to run your pub as a self-employed manager. Admiral Taverns takes care of all running costs, including rates, utilities, stock, and day-to-day expenses while you take home 18.5% of the net weekly sales.
Training
* 7 Steps to Sales Success Training Programme: Held online over two days, learn marketing and business strategies to grow sales in your pub.
* E-Learning Training: Access over 30 courses for you and your staff covering Compliance, Health and Safety, Personal Development, and Wellbeing.
BDM Vision
Paul Jackson, the Business Development Manager, is looking for an experienced operator willing to embed themselves in the community and deliver outstanding results. A passion for exceptional customer service and retail excellence is essential.
Future Plans
Annual Rent: This is our lowest rent figure associated with a Full Tie. Rent is billed weekly in advance.
Security Deposit: Held on your account and returned upon exiting based on the final account balance and property condition.
Working Capital: Recommended amount for day-to-day running of the business.
Stock: Valued by an independent valuer on takeover.
Fixtures & Fittings: Includes all items bolted to the floor or walls and free-standing items.
Tie: All drinks categories are tied; free-of-tie options available for certain categories.
