Department: Build to Rent
Hours of work: 37.5 hours, Monday to Friday (09:00 - 17:30)
About the role
Working within the Build to Rent Team, the successful candidate will be responsible for ensuring the efficient management of our mid-market (MMR) and build-to-rent (BTR) portfolios, liaising closely with our developer and investor clients as well as residents to ensure they receive the best possible service from Rettie.
In your team, you will be responsible for all aspects of the lettings management process across your portfolio of properties from finding tenants to arranging day-to-day maintenance.
You will demonstrate a good working knowledge of all aspects of block management, factoring or facilities management and have experience dealing with factors and maintaining block common parts ensuring they are working efficiently.
About you
The successful candidate will be ARLA qualified and have at least two years’ experience in portfolio management and ideally, a working knowledge of factoring or facilities management. You will hold a full clean UK driving licence.

Key responsibilities
* Full understanding of PRT / tenancy agreements
* Reporting to corporate landlords with detailed updates according to expected timescales
* Ensuring Rettie & Co.’s service (including services outsourced to third-party suppliers) complies with all statutory regulations and requirements including Health & Safety
* Developing maintenance plans and preparing budgets
* Proactively managing vacant and occupied properties (both units and blocks)
* Building and maintaining strong relationships and communication with clients and residents
* Carrying out regular inspections – establishing property condition and identifying essential and optional repair and maintenance works - ensuring recommended works are actioned
* Instructing property and related repair, maintenance and, if required, improvement works
* Monitoring the performance of contractors and other third parties generally, to ensure completion on time and budget – considering value for money and quality of service
* Developing maintenance plans and preparing notional budgets
* Reviewing and tendering contracts for routine/cyclical works
* Attending meetings as may be required from time to time in fulfilment of Rettie’s service obligations – including but not limited to internal meetings, fire officers, council officials, resident communities and client meetings
Key requirements
* Driving licence
* ARLA or equivalent
* Minimum of 2 years experience of property management
* Detailed knowledge of the Edinburgh Lettings market
* Proficient in the use of IT systems including MS Word, Excel & Outlook
* Experienced in the management of client relationships
* Previous experience in factoring or facilities management
* Operational knowledge of REAPIT
