Our Building Services division provides complete Facilities Management of properties throughout the UK, offering mechanical and electrical engineering support, cleaning, catering, and grounds maintenance on a planned and reactive basis, using technological solutions to manage our teams in the most efficient ways.
We are looking for a Project Manager to join the Commercial Property Maintenance team on one of our projects in Bristol. The purpose of the role is to manage and deliver life cycle and capital works projects from inception to completion, including income generation work, to time and budget, achieving the required quality. You will collaboratively work with stakeholders as part of an integrated team, ensuring adherence and compliance with both Skanska and the clients’ systems of work.
What you’ll do:
1. Provide a fully comprehensive project management delivery strategy for both Lifecycle and Capital works programmes undertaken including but not limited to:
* Manage Life Cycle and Capital Project work including design management, temporary works, estimating, ordering of materials and plant, resource planning, and implementation of direct or contract labour.
* Work with the Contract and Commercial team to ensure all quotations are completed and returned within the Project related KPI and Performance Management System time scales.
* Develop and pre-plan all works with relevant stakeholders and liaise with all relevant parties, including but not limited to General Manager, Operations Manager, Clients, Trade contractors, Consultants, and other third parties, to agree final project arrangements for the works.
* Ensure planned works do not compromise day-to-day operations (unless alternative arrangements are agreed and in place) and that works are delivered efficiently and cost-effectively.
* Check built works to ensure defect-free quality and manage any required remedial works. Once all works are satisfactorily completed, sign off the works and review and authorize any subcontractor applications for payment.
* Provide monthly reports to the Capital Works Manager, General Manager Senior Project Manager, and Commercial Manager relating to Life Cycle, Capital, and small works projects. Additional ad hoc reports may also be required.
* Liaise with Projects QS as required to establish tender requirements and assist in the preparation of information and documentation for the successful issue of tender packages and their return and evaluation.
* Ensure appropriate project information is requested, received, captured, managed, and stored to meet statutory and contractual operations, including H&S files, O&M manuals, and Drawings in AutoCAD format.

What you’ll bring to the role:
* Technically qualified to a minimum of HNC (Building/Mechanical/Electrical) or relevant Degree plus 5 years’ experience in the management of multi-disciplinary projects.
* H&S qualification e.g. IOSH H&S Managing Safely certification or SMSTS certificate.
* CSCS card or equivalent.
* Desirable to hold a professional qualification in a building-related discipline or Project Management.
* Must achieve enhanced DBS as required.
* Demonstrable experience working to British Standards and current regulations.
* Minimum 5 years working on multiple projects simultaneously.
* Good understanding and working knowledge of several software packages including MS Word, MS Excel, MS Access, MS Project, and Visio. Experience in using MIS systems, Asset Database systems, and AutoCAD.
* Responsible for the electronic management/storage of all lifecycle/small works projects documentation, including the upkeep of tracking systems to ensure works are invoiced in a timely manner and costs are recovered.
* Proven experience in leadership and management of a diverse range of supply chain contractors, providing direction and support to ensure successful delivery of projects on time and budget.
* Experience in fostering new relationships with all stakeholders.
* Experience in change management cultures, behavioural culture changes, and fostering new relationships with all stakeholders.
* Excellent communication skills, client-facing and internal relationships.
* Proven experience in delivering multiple complex projects to a value of £2.0M, with high calibre experience in troubleshooting where required.
