Director of Maintenance
Full Time, 40 hours/week. Monday-Friday with emergency coverage nights and weekends as necessary
$71,000 - $89,000 annually
Essential Duties:
1. Supervise maintenance assistants and central supply personnel
2. Responsible for delegating assignments and scheduling staff
3. Supervise and expedite completion of projects, ensuring that safety rules are followed
4. Utilization of TELs for all project tracking
5. Ensure adherence to building codes, JCAHO codes, life safety codes
6. Responsible for development, implementation and monitoring of the Safety and Security Management program
7. Has authority to act immediately to resolve hazardous situations that could result in injury to individuals or damage to equipment or building
8. Responsible for all aspects of building upkeep including the inside and outside grounds
9. Responsible for ordering, receiving, and checking invoices for all maintenance
10. Maintains maintenance checklists for all repairs, cleaning, service contracts and utilities:
1. HVAC, Smoke Detectors, Fire panels, Elevator system, Plumbing systems, Electrical system, Call Light system, etc.
11. Evaluates maintenance department equipment for proper working order, cleans them as necessary and arranges for major repairs
12. Maintains adequate pest control program within the facility
13. Assumes responsibility for the upkeep and repairs to patient areas (lighting, handrails, etc)
14. Assumes responsibility for the upkeep of the physical building and outside grounds:
1. Ensures areas are clean and attractive, supervises trimming, weeding and watering of plants
2. Ensures walking paths are clear of obstacles, snow and ice
15. Maintains fire prevention program
16. Conducts walk-throughs with Fire Department to obtain favorable quarterly and yearly reviews
17. Conducts mock surveys to be sure hospital is state compliant
18. Follows all OSHA regulations
Requirements:
1. High School or Vocational School graduate
2. Experience in plumbing, carpentry, electrical and HVAC systems
3. At least 2-3 years experience in healthcare environment
4. At least 2-3 years supervisory experience
5. Knowledge of OSHA regulations, Department of Public Health and JCAHO regulations
