Churchill Estates Management is an award-winning and expanding property management company, recruiting for trainee Building Surveyors to undertake site-based external and internal property surveys and fire risk assessments across our portfolio of retirement developments. This is an excellent opportunity for a newly qualified surveyor or someone nearing the end of their training.
About the role
Due to the extensive growth within Churchill Estates Management, we are looking for an entry-level Building Surveyor. This role is a critical part of the Property Services team, supporting contract administration, surveys, inspections, and reports across CEM’s portfolio. The post holder will work to ensure assets are managed correctly throughout their lifecycle, maintenance strategies are in place, operations comply with legislation and policies, and property-related works are properly specified and planned. The role involves close collaboration with:
* Colleagues in CEM and CRL, especially Property Services, Operations, Construction, and Senior Leadership
* Contractors
* Consultants
* RTM companies and landlords where required
Main Responsibilities
* Visiting developments managed by CEM and third-party developments during onboarding, identifying issues, and creating reports
* Creating tender packs based on standard specifications and survey data
* Adjudicating tender returns and addressing any omissions or non-compliance
* Drawing up JCT contracts for Section 20 projects
* Supporting routine fire risk assessments at developments
* Recording and collating stock condition data to support service charge and contingency fund planning
* Providing technical support in collaboration with operational colleagues
* Escalating issues related to H&S, non-compliance, or urgent repairs to appropriate stakeholders
* Conducting routine stock condition surveys
* Building and maintaining strong relationships with internal teams, contractors, consultants, and homeowners
Conditions of Work
This is a field-based role requiring frequent travel to developments, including occasional overnight stays. The post holder may also need to travel to the Ringwood Head Office for meetings. Expenses will be reimbursed according to company policy.
About You
* Knowledge of building surveying in residential environments
* A keen interest in building maintenance, compliance, and safety
* Educated to at least HND level or equivalent
* Excellent verbal and written communication skills
* Ability to meet deadlines and prioritize tasks
* Proficiency in Microsoft Office
* Commitment to ongoing professional development
Desirable but not essential:
* Experience with Section 20 legislation
* Experience working within a matrix organization
* Experience in the retirement living sector
* Experience conducting fire risk assessments
* Experience using JCT contracts
* Knowledge of CDM Regulation 2015
* Interest in fire safety and willingness to pursue ongoing professional development in this area
* Knowledge of the Building Safety Act
