Pub Layout
The pub trades from a well stocked central bar as you enter the pub, dividing into three snug areas, two of which have log burners and are a favourite with the locals in the winter. The pub has a traditional feel with exposed brick work, slate flooring, and beams throughout. All seating is in good condition and can cater up to 30 covers, although one of the snug areas at present has a pool table which could be utilized for additional dining covers. To the right side of the pub is a reasonably sized catering kitchen equipped for a small food menu. To the rear of the pub is a car park for up to 12 cars and a large field which could be developed for campers and caravaners visiting the local area. The beer garden is to the left of the pub, which is a lawned area catering for approximately 8 – 10 benches. There is also a covered marquee which holds a further four tables.
Trading Style
The Griffin is a great example of a community pub where the current licensees have created a welcoming and friendly atmosphere, well supported by the community. The drinks range is vast with a great selection of products including cask ales. There is scope for a small traditional fresh menu using seasonal products. The external space is fabulous and could be utilized for BBQs, charity events, and fun days. The pub currently shows televised sporting events but does not have Sky; the pool table and darts board are enjoyed by the locals in the evening. Quiz nights and acoustic music nights have been well supported in the past.
Accommodation
The private accommodation consists of two double bedrooms, an open plan kitchen/living area, an office, and a bathroom with an over-the-bath shower, which is overall in great condition.

Tie: All drinks categories are tied. For fully funded licensees on long-term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
BDM Vision
This is a great community pub which requires licensees who understand the demographics and what the pub has to offer. You should thrive on engaging the local community and broadening the offer in all areas as a pub. Good retail standards and a strong rhythm of the week are a must.
Future Plans: Additional Information
Annual Rent: This is our lowest rent figure associated with a Full Tie. If the tie is reduced, the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed. Our Business Development Manager will discuss a start-up rent which is discretionary to an individual pub and can be discussed.
Security Deposit: This sum will be held on your account and returned to you on exiting the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. We can negotiate a lower security deposit with the aim to build up to our full deposit on a long-term agreement.
Working Capital: This is a recommended amount required for the day-to-day running of the business.
Stock: This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, and any unopened/opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings: This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free-standing or hung by a nail or hook. This will also include furniture.
Tie: All drinks categories are tied. For fully funded licensees on long-term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
Training: £350.00 – Before signing a long-term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost: £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you peace of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
*Zero Business Rates: Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes. This only applies to pubs marked with an asterisk.
