We are looking for an experienced Land Manager to join our team and play a crucial role in identifying and acquiring development sites to support Alderley’s ambitious expansion.
About The Role
As a Land Manager, you will be responsible for identifying, appraising, and acquiring development land to meet Alderley’s land targets. You will work closely with the Planning team to maximise the potential of all land purchases and ensure successful site delivery.
You will establish and maintain strong relationships with local authorities, landowners, agents, and other key stakeholders while negotiating land deals that align with Alderley’s long-term development strategy.
Key Responsibilities
Land Identification & Market Research
* Maintain a high profile within the property sector by building and maintaining relationships with local authorities, landowners, agents, and developers.
* Identify new land opportunities that align with Alderley Group’s strategic growth targets.
* Stay informed of competitor activity and market trends within the division’s geographical area.
* Contribute to Alderley Group’s mixed-use strategy, working closely with internal teams to align land acquisitions with long-term goals.
Land Appraisal & Due Diligence
* Develop and maintain a strong understanding of Alderley Group’s land appraisal system and internal acquisition procedures.
* Conduct feasibility studies and financial appraisals, ensuring all land opportunities meet viability requirements.
* Work closely with Planning, Technical, and Development teams to assess land opportunities and monitor site progress through the planning process.
* Ensure a thorough understanding of planning regulations and local authority policies to inform acquisition strategies.
Land Acquisition & Negotiation
* Independently acquire land opportunities within a specified geographical area, ensuring they align with annual budgets and forecasts.
* Negotiate and structure land deals, including conditional contracts, option agreements, and joint ventures.
* Formulate and present competitive land offers, ensuring legal, planning, and financial risks are fully considered.
* Coordinate investigations, negotiations, and contracts with local authorities, agents, and legal teams.
* Oversee projects from acquisition to legal completion, ensuring all necessary due diligence and internal approvals are secured.
* Act as a key liaison between the Land team and other internal departments, ensuring efficient collaboration to maximise land potential.
What You’ll Need
* Minimum of 3 years’ experience in land acquisition, planning, or property development.
* Strong understanding of land valuation, acquisition processes, and planning regulations.
* Proven experience in negotiating land deals and structuring complex land agreements.
* A strong network of landowners, agents, and industry professionals.
* Excellent financial, analytical, and commercial skills with the ability to assess site viability.
* Strong problem-solving and decision-making skills.
* Ability to work independently and proactively, managing multiple land opportunities at once.
* Full driving license and willingness to travel regularly.
