Associate Director – Land & Development – Midlands/ North West Home Counties
Salary: c£100,000 plus full package & bonus

A highly regarded Developer who has been established for over a decade urgently requires a Senior Land & Development Professional who can step into the role of Associate Director for Land & Development Midlands Region.
The company concerned is a specialist property developer who sources, plans, and delivers a wide range of residential and mixed-use schemes throughout the UK, ensuring they create unique, exciting developments that leave a lasting impression in the area. Those not built will have a sound exit strategy which will generate profit for the organization.
This developer is partnered with an institutionally backed equity provider and can move very quickly on sites if the deal stacks up. They are considered a highly entrepreneurial business with an excellent reputation in the market for identifying, acquiring, planning, and building out sites. They have been experiencing solid organic growth since their inception and have best-in-class Directors and Senior leaders in the team. They want the best to work for them and can offer much to entice the right individuals into the team.
Responsibilities:
* Identify and acquire good sites in the Midlands area with potential for value gain on planning or as built-out sites.
* Conduct due diligence and appraise investments to optimize returns as either land sales or build-out.
* Compile comprehensive board packs to enable quick decision-making.
* Take responsibility for legal, contract, and technical due diligence phases of all land acquisitions.
* Oversee all planning applications on approved land acquisitions.
* Review and sign off the marketing strategy for all land acquisitions.
* Work with Project Managers to ensure smooth project transitions.
* Review and sign off necessary EA and various other professional consultants utilized.
* Provide accurate and timely reports for the board on a monthly, quarterly, and annual basis regarding project progress.
Desirable Skills:
* Professionally qualified (MRICS or similar).
* Highly networked in the industry with the ability to deliver deals.
* Strong self-motivation and an entrepreneurial attitude.
* Experience in a similar role for a national housebuilder or SME property developer.
* Track record of working at board level to drive strategies for growth and profitability.
The successful candidate will have well-developed interpersonal skills and be highly effective in a fast-paced working environment. Being a skilled manager of the development process and associated teams, with a track record for delivering against challenging objectives, is essential. You will have credibility, be highly proactive, and possess effective leadership skills with ambitions to become a full Director.
The company will allow you to be satellite-based in the Midlands and will only require reporting into the London or Home Counties office when necessary. This role will require fieldwork to ensure the right deals continue to come in to expand the company’s presence in this area.
