Rent Procurement Officer
As a Rent Procurement Officer you will be responsible for managing all aspects of pre-tenancy work. This includes compiling contracts, organising inspections and repairs, ensuring compliance with council regulations, and preparing properties for tenancy. The role requires excellent organisational skills, attention to detail, and effective communication with landlords, tenants, and internal teams.
Rent Procurement Officer - Day-to-Day Accountabilities:
Contract Compilation: Compile and review all new landlord property contracts, ensuring all necessary information is accurately captured and documented.
Key Collection: Coordinate the collection of property keys from landlords, ensuring they are handed over to the relevant colleague for secure management.
Pre-Tenancy Inspections: Organise and schedule all pre-tenancy inspections, coordinating with inspectors and ensuring timely completion.
Pre-Tenancy Works: Arrange and oversee all pre-tenancy works for properties, approving works below £500 and seeking management confirmation for works exceeding this amount.
Property Compliance Management: Manage all pre-tenancy property portfolios, ensuring properties meet council compliance standards and are ready for tenancy.
Property Offering: Offer all new properties that are council compliant, coordinating with relevant departments and coordinating the bookings ensuring a smooth transition.
Document Management: Keep the G-Drive up to date with inspection images, videos, certifications, contracts, and all related pre-tenancy documents, ensuring accurate and accessible records.
Procurement List Maintenance: Update and maintain the void list daily, ensuring it reflects the most current status of all properties.
Communication and Coordination: Maintain effective communication with landlords, tenants, inspectors, and internal teams to ensure all pre-tenancy processes are efficiently managed.
Compliance and Reporting: Ensure all activities comply with company policies and regulatory requirements and provide regular reports to management on the status of pre-tenancy work.
Utility Management: Transfer existing utility liabilities to the relevant business until tenancy commences. Contact relevant suppliers to inform them when a new tenant has moved into the property and ensure utilities are transferred to the named tenant.
Housing Officer / Property Inspector - Remuneration & Working Hours:
£25,000 Basic Salary
£250 - £300 per month Car Allowance
Additional £3,000 - £5,000 potential On Target Earnings (introduced after successful completion of probation)
Monday to Friday 9am-6pm (1 hour for lunch)
