Position Overview:
The Quantity Surveyor will collaborate closely with the project teams to ensure all projects are financially viable, effectively costed, and completed within budget. In this role, you will contribute to the overall success of large-scale, bespoke residential projects by providing precise cost estimations, procurement expertise, and project reporting.
Key Responsibilities:
1. Cost Estimation:
* Conduct thorough cost estimations for bespoke projects, considering materials, labour, and overheads.
* Review, prepare, and submit competitive tenders.
* Analyse project requirements and specifications to provide accurate cost projections.
2. Margin Management:
* Collaborate with the Commercial Lead & Senior Sales to strategically manage project margins.
* Monitor and control project costs to ensure adherence to margin targets.
* Attend pre-let site meetings, assisting with revisions and contract negotiations to optimize project profitability.
3. Procurement:
* Liaise with suppliers through the Purchasing Department and subcontract fitters/installation management to secure competitive bids for materials and services.
* Evaluate and negotiate contracts with vendors, ensuring favourable terms while reducing wastage where possible.
4. Project Management & Reporting:
* Oversee all project financials, ensuring budgets are adhered to, costs are controlled, and resources are effectively allocated.
* Track and document all aspects of project progress, including cost variances, additions, and omissions.
* Prepare and deliver detailed project reports, providing financial insights to senior management and project teams to support informed decision-making.
* Ensure that all project documentation is accurately maintained and up to date, contributing to seamless project management and delivery.
* Act as a liaison between clients, project managers, and the installations team to ensure clear communication and project timelines are respected.
5. Financial Reporting:
* Prepare regular financial reports, tracking project progress, cost variances, and budget compliance.
* Oversee applications for payments and ensure final account sign-offs are completed on time.
* Provide financial insights and reporting to project teams and senior management to ensure alignment with business goals.
6. Risk Management:
* Identify and assess potential risks related to project costs and fulfilment timelines.
* Implement strategies to mitigate financial and operational risks, ensuring minimal impact on project delivery.
Qualifications:
* Bachelor's degree (or equivalent) in Quantity Surveying, Construction Management or related field.
* Proven experience as a Quantity Surveyor in the construction or bespoke residential industry.
* Strong understanding of construction materials, methods, and processes.
* Excellent analytical and mathematical skills, with the ability to provide detailed financial assessments.
* Proficient in cost estimating and project management tools.
* Effective communication, negotiation, and presentation skills.
