Overview Centurion Corporation Limited owns, develops and manages quality, specialised accommodation assets globally, including purpose-built workers accommodation assets in Singapore and Malaysia, and purpose- built student accommodation assets in Singapore, Australia, the United Kingdom (“UK”), the United States (“US”) and Hong Kong. Our student accommodation business is branded as dwell Student Living, and we currently manage 10 assets in the UK are in the established education precincts of Manchester, Liverpool, Newcastle, Bristol and Nottingham which provide easy access to the cities’ main university campuses and the city centres. In the UK we are currently recruiting for a surveyor to support the Head of Development and Asset Management in the delivery of a first-class service to customers, with a clear focus on customer’s service, quality and value for money. The post will be based in Manchester City Centre and is also the home to our UK Head Office Duties To have responsibility for Compliance Management of Service contracts and updating management plans for legionella, asbestos and fire. Prepare technical specifications and associated documentation for obtaining quotations and tenders for works; Support line Manager, in the role of Contract Administrator in relation to cyclical / planned maintenance and investment projects, and oversee works on site; Undertake pre and post inspections of works, and resolve problems identified at those inspections; Monitor contractors' requests for works/cost variations, resolving discrepancies and queries where necessary; Control budget expenditure by providing thorough scrutiny of works costs at all times, with a clear focus on achieving value for money; Approve payments to contractors within the limits set by financial standing orders; Provide technical advice and assistance to customers, colleagues, contractors and other external partners; Ensure that contractors adhere to current legislation and best practice pertaining to health and safety at work; Fully utilising (Oracle) repairs purchasing ordering system and other ICT applications. Undertake regular condition surveys of the assets; Work closely with other departments to provide a fully integrated and customer focused service; Attend meetings as required and liaise with any external bodies or organisations in order to ensure the effective delivery of the responsive, planned and investment services; Ensure the views of customers and colleagues are properly represented and considered by contractors undertaking maintenance works; Assist with out of hours emergency support for the repair service where required; To work with Standard Operating Procedures (SOP’s) and update / develop as required: To be prepared to work away from home within the UK for a couple of days on the odd occasion. Undertake any other duties in order to achieve personal, team and organisational objectives following consultation with your manager; Requirements Minimum HND in Building Studies or Mechanical and Electrical Nebosh - General Health and Safety Asbestos Awareness Trainining Legionella Awareness Training Full clean driving license and use of a car for work Experience of writing specifications and preparing schedules of work Experience of managing and delivering projects at site level Compliance Management Health and Safety Management Budget and Experience of working in a value for money focused environment Management of Fire Risk Assessment process Minimum 5 years experience in similar role Strong customer service skills, problem solving skills and excellent negotiation skills Strong commitment to customer service excellence
