The Role
Management of a portfolio of key client properties, delivering services in line with our Cluttons values and guiding principles, while being a point of support and guidance for the team. The Senior Property Manager is responsible for ensuring that the properties they manage remain in good condition and compliant with legislation and best practices. Responsibilities include managing all aspects of the properties, client and tenant liaison, and maintaining a high standard of professionalism.
Responsibilities
As a Senior:
* Proactively assist team members while delivering excellent work.

As a Property Manager:
* Act as the primary contact for designated portfolio clients.
* Manage day-to-day operations of a designated portfolio of properties.
* Prepare properties for new tenancies and renewals.
* Supervise maintenance requests and liaise with contractors.
* Oversee refurbishment and larger works as necessary.
* Ensure properties meet regulatory and statutory requirements.
* Conduct property visits and inspections at least twice a year.
* Negotiate and manage the return of deposits.
* Arrange re-marketing as appropriate.
* Set marketed rent levels and manage overall rent roll.
* Minimize voids and meet targets.
* Collaborate with lettings negotiators to generate new business opportunities.
* Authorize and approve invoices for payment.
* Monitor tenant debtors and pursue debts appropriately.
* Maintain and update the computerized property records system.
* Deliver excellent customer service and communication.
* Build trusted relationships with colleagues, landlords, and tenants.
* Maintain partnerships with suppliers and contractors.
* Serve section 21, 8, and 48 notices as required.
* Identify opportunities to increase revenue for the department.
Requirements
* Experience in Lettings Property Management is essential.
* ARLA or IRPM qualification is desirable.
* Educated to A-level standard (or equivalent) or qualified by experience.
* Excellent interpersonal skills and effective communication.
* Ability to prioritize workload in a high-pressure environment.
* Capability to handle difficult situations.
* Proficiency in MS Office (Outlook, Word, Excel).
* Strong team ethic and ability to work collaboratively.
* Ability to work independently and on own initiative.
* Flexibility to respond to varying demands of the role.
