We have an exciting opportunity for a Regional Lead - Senior Property / Asset Manager to join our Property and Asset Management team based in Warrington. This is an excellent role if you are looking for progression in your career. You will work closely with our regional leads across the UK and manage a team of six Asset Managers, who are responsible for managing a varied portfolio of Infrastructure clients.

Main tasks:
1. Motivate and inspire team members, fostering a sense of collaboration and accountability to create a productive work environment.
2. Client facing - ensuring close working relationship with the Clients Phase Leads, building trust, collaboration, and confidence.
3. Transform a group of individuals into a cohesive and high-performing team where each member feels valued and supported.
4. Identify and leverage team members' strengths and support scope for improvement.
5. Set clear objectives, define roles and responsibilities and ensure each team member aligns with the Regional Portfolio Manager's and Firm Vision.
6. Adapt to changing situations and make decisions to ensure the team's success.
7. Communicate expectations, set deadlines, goals and feedback to the group regularly and resolve any concerns or issues actively.
8. Identify and address conflicts early, facilitating discussions and finding satisfactory solutions for all parties involved.
9. Recognise and reward good performance, provide feedback and encourage professional development and provide opportunities for training and growth.
10. Assist with hiring, inducting, training and continuous monitoring of employees.
11. Ensure team compliance with company policies and procedures.
12. Support and guide team members to ensure they manage their portfolios effectively and meet their individual targets, contractual SLA's and KPI's.
13. Generate reports on team performance and provide regular updates to senior management.
14. Provide asset management advice when required, supporting either the internal team or the Client.
15. Support H&S incident reporting and assurance activities by gathering evidence and the production of necessary reports.
This job description is not exhaustive, and the jobholder will be required to undertake additional duties to ensure the smooth running of the department.
What will it take to be successful?
We are looking for someone who has extensive experience of asset management ideally RICS qualified. Experience in Project/Programme Management with the ability to handle and manage multiple projects simultaneously or a large project with multiple strands would be advantageous along with knowledge of the property industry's best practices and trends. You will need to have strong leadership and line management skills combined with a naturally empathetic manner and excellent communication and interpersonal skills.
As this is a busy role, good attention to detail and accuracy and time management abilities are key. A full driving licence is required for the role.
