CBRE Global Workplace Solutions (GWS) is a leading global provider of integrated facilities and corporate real estate management services. We are seeking an experienced Operations Manager - Property Maintenance to join our team located in Wick.
As the successful candidate, you will have responsibility for managing an FM team, vendors, health and safety, environmental protection, company procedures related to general legislation and client/tenant requirements. This includes ensuring adherence to budgetary costs and customer service standards.
* To ensure the fabric of the building, both externally and internally, is maintained and serviced to a high standard in accordance with the management contract and agreed budgets.
* Responsible for all health and safety compliance on site, including third-party service providers and maintenance records. This includes ensuring Meridian is regularly updated and monitored in accordance with all health and safety requirements.
* Oversee third-party contracts to ensure the correct standard of service is provided in accordance with the agreed contract.
* Prepare, control, and monitor the service agreement in accordance with the client's budgetary agreement.
* Regularly monitor key performance indicators and take remedial action as applicable to ensure required standards are maintained and constantly improved for the full range of buildings.
* Compile and maintain all required management information/records relating to company, health and safety, and other related records, including asset registers, emergency plans, and all related records and management reports.
* Further develop and maintain excellent tenant relationships, ensuring they receive the highest standards of service in relation to their operational needs and attend tenant meetings as applicable.
Key Responsibilities
In this role, you will:
* Liaise with local authorities as appropriate.
* Proactively manage risk and deal with insurance issues on site.
* Manage major work programs on site, acting as the liaison point for all parties involved.
* Produce management reports in accordance with business needs.
* Liaise with the building manager and procurement department to ensure compilation of external contracts and ensure that all procurement needs are carried out in line with company policy.
* Monitor FM works on site and liaise with service providers/sub-contractors.
Salary: £45,000 - £60,000 per annum depending on experience.
