Our client is a Main Contractor based in the North East, predominantly overseeing the construction of commercial buildings within the industrial and retail sectors. They are seeking a talented and experienced Commercial Manager to join the core team.
Role Overview:
As a Commercial Manager, you will be responsible for overseeing all commercial aspects of projects, ensuring they are completed efficiently, profitably, and to the highest standards. You will play a critical role in managing project finances, contractual obligations, and risk management, while maintaining strong relationships with clients, suppliers, and subcontractors.
Key Responsibilities:
1. Financial Management:
o Prepare and manage project budgets, ensuring cost control and profitability.
o Monitor project expenditures and forecast financial outcomes.
o Conduct regular financial reviews and provide accurate financial reports to senior management.
2. Contract Management:
o Oversee the preparation, negotiation, and management of contracts with clients, suppliers, and subcontractors.
o Ensure compliance with contractual terms and conditions, and manage any contractual disputes.
o Evaluate and manage risks associated with contracts and propose mitigation strategies.
3. Cost Control and Value Engineering:
o Implement effective cost control measures and identify opportunities for cost savings.
o Lead value engineering efforts to optimise project costs without compromising quality.
o Conduct regular cost analysis and provide recommendations for cost improvements.
4. Tendering and Estimating:
o Lead the preparation and submission of competitive tenders and bids for new projects.
o Analyse tender documents, specifications, and drawings to prepare accurate cost estimates.
o Collaborate with the project team to develop comprehensive bid strategies.
5. Project Management Support:
o Provide commercial support to project managers throughout the project lifecycle.
o Monitor project progress, identify any commercial issues, and implement corrective actions.
o Ensure projects are delivered within agreed timelines and budgets.
6. Stakeholder Management:
o Develop and maintain strong relationships with clients, suppliers, and subcontractors.
o Act as the main point of contact for all commercial matters, ensuring clear and effective communication.
o Resolve any commercial conflicts or disputes in a timely and professional manner.
Qualifications and Experience:
* Degree in Quantity Surveying, Construction Management, or a related field.
* Proven experience as a Commercial Manager within the construction industry.
* Strong knowledge of construction contracts, cost control, and financial management.
* Excellent negotiation, communication, and interpersonal skills.
* Ability to work under pressure and meet tight deadlines.
* Proficiency in commercial management software and Microsoft Office Suite.
