This is hands on role (supported by a grounds contractor), responsible for the day to day running, cleaning and maintenance of 2 buildings containing 134 flats set in large grounds. General and Grounds Responsibilities:
1. To undertake each morning a visual inspection of the fabric of the building to identify any issues for resolution
2. A litter pick of the grounds daily/as required
3. A visual inspection of the interior common parts to identify any issues for resolution whether cleaning or decorative
4. To be responsible for leaf clearance and maintenance of the beds and tree pits within the grounds – weeding, edging barking, pruning and replanting as required
5. To be responsible for the statutory tests for the fire alarm system, emergency lighting and fire doors
6. Management of the parcel locker system with training given
7. Bin store management – movement of bins for collection
8. Preparation of flats for move ins
9. Dealing with tenants queries on a daily basis
10. Daily communication with the managing agent
Maintenance Responsibilities:
11. To deal with general maintenance and decorative issues within the communal areas and flats.
12. To complete minor repairs to appliances.
13. To complete minor plumbing repairs.
14. To complete redecoration as required/requested.
Cleaning Responsibilities:
15. To deal with any routine and ad hoc cleaning required between the contract cleaners visits to include but not limited to;
16. Vacuum hallways and stairs both buildings
17. Sweep and mop lobby areas daily, removing any litter
18. Deep cleaning of lifts inside and out and polishing mirrors/doors
19. External window sills/door glass at ground level
20. Dust top of letterboxes and shelf Thornhill/Marley
21. Clean stair nosing/treads
22. Clean main front doors glass Thornhill/Marley
23. Wipe down flat and communal doors, push plate, kick plate and polish glass
24. Dust internal communal window frames and sills
25. Dust stair rail base
26. Dust hallway and stairs skirting board
27. Wash internal communal windows
28. General high level de cobweb
29. Inspection, tidying and cleaning of bin store daily/as required, remove items from floor and report bulk items left
30. Emptying cigarette boxes
Knowledge, Skills & Experience:
31. Must be self-motivated and able to work without supervision, often as a lone worker.
32. Must have a good general maintenance background and the ability to deal with basic repairs
33. Must be able to decorate
34. Must be happy to undertake cleaning as detailed
35. Excellent customer facing skills
36. Have a flexible approach towards the working day, and willing to assist in other buildings as required for holiday cover
37. Ideal candidate will have previous experience in a similar role
38. A flexible attitude willing to go the extra mile
39. Willing to support out of hours call outs
