Key Responsibilities: Mid-Term Inspections: Conduct regular property inspections to ensure tenants are maintaining the property, documenting issues, and providing detailed reports to the Property Manager. Checkouts & Inventory Management: Perform end-of-tenancy checkouts, compare the property's condition to the initial inventory, and document discrepancies for potential deposit deductions. Property Viewings: Schedule and conduct property viewings, answering questions and highlighting key features to prospective tenants. Reporting on Property Conditions: Create detailed inspection reports with notes, photos, and recommendations for repairs or maintenance. Documentation Upload: Upload inspection, checkout, and viewing reports to the internal database, ensuring accurate record-keeping. Lettings Administration: Assist with general lettings admin, including managing appointments, responding to inquiries, and preparing tenancy agreements and related paperwork. Tenant Communication: Maintain regular communication with tenants, landlords, and contractors to coordinate inspections, repairs, and resolve issues promptly. Compliance Monitoring: Ensure that all inspections and viewings comply with relevant property laws and regulations, keeping the business fully compliant. Property Maintenance Coordination: Coordinate with contractors or maintenance teams for necessary repairs or maintenance identified during inspections, ensuring timely follow-up. Customer Service: Provide excellent customer service to tenants and landlords, resolving any issues or queries regarding property conditions or viewings. Candidate Requirements: Experience: At least 1 year of experience in Lettings and Property Management (essential). Technical Skills: Proficiency in IT systems, including Word, Excel, and database management. Organisation: Strong time-management skills, excellent diary management, and a sharp eye for detail. Communication: Exceptional customer service and interpersonal skills. Transport: A clean UK driving licence with access to your own vehicle (mileage reimbursed at 45p per mile). Strong planning and organisational abilities. Excellent attention to detail and accuracy. Confident in problem-solving and managing workloads independently.
