About the role As the Senior Building Services Manager you will lead the strategic team driving the specification, maintenance, development and ultimately the performance of Dyson’s building systems. As an exceptional leader you will be able to engage with senior stakeholders and to lead a team of talented buildings systems specialists to build a concrete body of documented knowledge, processes, expertise and buildings intelligence. Your team will own all building systems and be the gate keepers for Dyson’s repository of knowledge and intelligence around its buildings portfolio. Responsibilities: Facilities operating model: Own and maintain Dyson’s hierarchy driven asset register, Articulate asset critically and link to maintenance strategy, Own the operational risk register and articulate risk tolerance for the core business, Link spending and budgets to operational risk tolerance, Own, maintain and develop the asset operation strategy, Oversee forward maintenance strategy and PPM schedules, Take accountability for compliance, directing the Compliance Manager, Own building intelligence systems – BMS, BIM, CAFM, CAR, Document Management, Operations: Oversee all Dyson building systems, directing Systems Owners, Solve buildings operations problems pragmatically and quickly, Lead the team acting as the link between occupants, the Reactive Maintenance Team and the Small Works Projects Group, Direct resources across Reactive Maintenance, Buildings Intelligence and Small Works Projects to ensure delivery of tangible outcomes and resolution of operational issues, Planned Maintenance & Maintenance Monitoring: Own planned maintenance schedules based on asset criticality and risk tolerance. Direct Compliance Manager to ensure compliance with statutory requirements and planned maintenance schedules. Create and implement meticulous monitoring protocols to oversee the real-time health and performance of building systems. Direct the Buildings Intelligence Team to configure timely alerts and notifications to promptly address system anomalies or deviations from expected standards, facilitating preventive maintenance. User Experience and Comfort: Prioritise the enhancement of occupants' experiences by tailoring building settings to accommodate their preferences and needs. Utilise data-driven insights to orchestrate indoor environments that encompass temperature control, lighting levels, and air quality optimisation. Data Management, Analysis & Retention: Develop robust data collection and analysis strategies, establishing protocols for effectively storing and interpreting data generated by building systems and sensors. Leverage advanced data analytics tools to derive actionable insights from collected data, detecting patterns, anomalies, and trends that drive optimisation across building operations and energy efficiency. Design and implement a robust knowledge management and retention process. Technology Integration: Identify, evaluate, and implement state-of-the-art technologies to gather data from diverse building systems, including HVAC, lighting, security, energy management, and occupancy sensors. Own and develop Dyson’s BMS and BIM, Stay abreast of technology development and propose methods to deliver value through technological innovation, Sustainability and Energy Efficiency: Collaborate closely with other teams within Facilities to identify opportunities for reducing energy consumption and fortifying sustainability initiatives. Devise data-backed strategies to optimise energy usage, combining insights from historical and real-time energy data. Supply chain management: Drive value from Dyson’s supply chain through robust contract management, SLA design, clear specification, sharing of best practice and knowledge management. Develop meaningful and positive relationships with key suppliers to engender collaboration and high value outcomes for Dyson. Support data driven management of existing outsourced services. Reporting and Communication: Develop comprehensive reports and engaging presentations that spotlight the tangible impact of technology deployments and data-driven strategies on building performance. Cultivate transparent communication channels with stakeholders, including facility managers, building owners, and tenants, to share insights and actionable recommendations. Innovation and Industry Trends: Stay at the forefront of emerging technologies, industry trends, and best practices pertaining to smart buildings and intelligent facilities. Assimilate new insights and evaluate the feasibility and potential benefits of adopting innovative solutions that drive continuous improvement. About you For this role you will need exceptional communication skills, enabling you to effortlessly translate technical concepts to both technical and non-technical stakeholders. Your analytical mindset will allow you to identify optimisation opportunities through data insights. Familiarity with relevant standards and regulations governing building systems and data privacy as we as experience in a multinational corporation or a complex facility management environment would be a plus. Qualifications/Experience: Bachelor's degree in engineering, facilities management, computer science, or a related field. Demonstrated track record in successfully implementing building intelligence solutions, encompassing both process and data analytics. Profound understanding of building systems, automation, and energy management principles. Proficiency in data analysis tools and software, enabling the extraction of actionable insights from complex datasets. Excellent leadership and management skills, coupled with the ability to coordinate multifunctional teams.
