Salary: £55,000 + Commission (c. £110,000 OTE)

One of London's premier estate agents is seeking an experienced Lettings Manager to join their dynamic and friendly team. This full-time position runs Monday to Friday, 9:00 AM - 6:00 PM, and is based in Central London. Job Purpose:
As a Lettings Manager, you will lead the lettings department, overseeing operations to maintain exceptional service standards. Your role involves managing a team of negotiators, driving revenue growth, expanding market share, fostering client relationships, and ensuring compliance with legal and industry regulations.
Key Responsibilities:
1. Business Development & Revenue Growth
Develop and implement a strategy to increase new instructions and grow the lettings portfolio.
Build relationships with landlords, property investors, developers, and corporate clients.
Maximise rental income and ensure the department meets or exceeds financial targets.
Monitor local market trends and competitor activity to identify opportunities.
2. Property Lettings & Management
Oversee the letting process, from property valuation to tenancy agreements.
Ensure properties are marketed effectively, using digital platforms, social media, and networking.
Liaise with landlords and tenants to negotiate offers and ensure successful deals.
Manage key accounts and maintain excellent customer relationships.
3. Leadership & Team Management
Recruit, train, and manage a team of lettings negotiators.
Set performance targets and provide coaching to improve team productivity.
Conduct regular performance reviews and offer ongoing training.
Lead by example, demonstrating excellent negotiation and customer service skills.
4. Compliance & Regulations
Ensure compliance with lettings legislation, including the Tenant Fees Act, Right to Rent checks, GDPR, and anti-money laundering regulations.
Stay updated with changes in property law and industry best practices.
Ensure accurate and compliant documentation for all tenancy agreements.
Manage complaints and disputes professionally and in accordance with regulatory requirements.
5. Client & Stakeholder Relations
Act as the main point of contact for landlords, ensuring excellent client service.
Work closely with property management, finance, and legal teams to ensure smooth tenancy processes.
Network and attend industry events to enhance company visibility.
Person Specification:
Essential Skills & Experience:
Proven experience in residential lettings in London (minimum 3-5 years at a senior or managerial level).
Strong knowledge of UK lettings laws, AML compliance, and industry regulations.
Excellent communication, negotiation, and leadership skills.
Track record of hitting and exceeding financial targets.
Ability to manage multiple priorities in a fast-paced environment.
Proficient in CRM systems, property portals (Rightmove, Zoopla, OnTheMarket), and Microsoft Office.
Desirable Skills & Experience:
ARLA Propertymark qualification (or willingness to obtain).
Experience dealing with high-net-worth clients and corporate landlords.
Knowledge of prime Central London property market trends.
