The Role
We are seeking a skilled and motivated Project Manager to join our team, providing end-to-end delivery support for projects typically in the £1m–£20m range (and occasionally larger). You will act as the client’s lead throughout all RIBA stages, overseeing design, cost, programme, and quality performance. You’ll bring strong commercial and stakeholder instincts and a commitment to collaborative, transparent working.
What You’ll Do
RIBA Stages 0–1 (Preparation and Brief)
* Lead early engagement with clients, stakeholders, and design teams.
* Support feasibility assessments, site investigations, and option appraisals.
* Develop Project Briefs and Procurement Strategies aligned to client objectives.
* Help appoint and coordinate consultants, defining scopes and responsibilities.
* Oversee early cost planning and programme creation.
RIBA Stages 2–3 (Concept & Developed Design)
* Coordinate multidisciplinary design input and lead progress meetings.
* Monitor budgets, design risks, and delivery to the brief.
* Oversee procurement planning, support planning submissions, and identify regulatory constraints.
* Develop lifecycle costings and oversee value management reviews.
* Support contractor selection and manage tender appraisals.
RIBA Stage 4 (Technical Design)
* Attend and chair design team meetings and workshops.
* Manage risk registers and support third-party negotiations.
* Oversee contractor mobilisation and lead on project readiness reviews.
RIBA Stages 5–7 (Construction, Handover, Close-Out)
* Act as the lead client-side project manager during construction.
* Oversee contract compliance (NEC/JCT), working closely with QS colleagues.
* Issue instructions, monitor site progress, and coordinate regular reporting.
* Lead Practical Completion activities, snagging, and end-of-defects reviews.
* Support soft landings and post-occupancy evaluations.
What We’re Looking For
* Minimum 3+ years’ experience in delivering capital construction projects in public or social sector environments.
* End-to-end understanding of the RIBA Plan of Work and public procurement.
* Demonstrated experience managing consultants, contractors, and multi-stakeholder environments.
* Familiarity with NEC3/NEC4 and JCT contracts (or equivalent).
* Excellent verbal and written communication – able to lead client conversations confidently.
* Degree or HNC/HND in a relevant subject (construction, project management, architecture, engineering).
* APM, PRINCE2 or similar accreditation desirable.
