Responsibilities: Dealing with leases, become fully conversant with the provisions of all related leases and manage accordingly. Responsible for dealing with reviews and renewals of leases, inspections and conduct planned site visits to ensure standards are upheld. File inspection reports and ensure any actions are addressed. Manage reported maintenance issues efficiently and communicate with all affected parties appropriately. Insurance - ensure insurance cover is valid and appropriate for each property and ensure claims are handled promptly. Maintaining in-house statutory compliance records and provide reports for clients and the asset register for all properties. Ensure all health and safety legislation, policies and recommendations are adhered to. Attend meetings and formal events as required. Contract management, assess service agreements. Prepare budgets, and implement service charge budgets where necessary, with the awareness and adherence to the RICS code of Practice. Ensure all planned maintenance schedule is in place for each property and reviewed annually. Generate purchase orders, authorise payment of invoices for works associated with service charges or client expenditure. Monitor income and expenditure reviews against budget. The right candidate will have the following skills and experience to apply: Great communication and relationship building skills. Proven commercial property management experience and be away of all associated legislation. Proven background in preparing and implementing service charge budgets and reviewing annual accounts and monitoring income and expenditure against budgets. Full UK driving licence. Good IT skills inclusive of Word, Excel and using property associated CRM systems. Good knowledge of H&S legislation and RICs code of conduct. Good client relationship and contract management skills.
