Position: Building Manager
Location: The Gallery, London, SW6 2FW
Working Hours: Monday - Friday 0800 - 1700
Salary: £33,000 - £34,000 per annum (depending on experience)

Development Details:
This role is based at The Gallery, a stunning residential development comprising approximately 101 homes, including a mix of stylish apartments and elegant townhouses, with both private leasehold and shared ownership.
Key Responsibilities:
* Manage the day-to-day operational running of the estate, including Health and Safety, contractor management, ensuring the deliverance of exceptional customer service and the implementation of SOPs.
* Manage the front desk in a hands-on role, including concierge duties such as managing parcels, keys, resident queries and complaints.
* Carry out health and safety inspections, daily audits, plant room checks and reporting as required, ensuring any action points are attended to in a timely manner.
* Oversee contractors and ensure Permits to Work are correctly completed and accompanied by Risk Assessments and Method Statements (RAMS).
* Manage any reactive and preventive maintenance tasks accordingly.
* Provide a bespoke service to the residents, showcasing expertise in customer service.
* Maintain a strong health and safety background, ensuring statutory compliance and keeping up to date with changing legislation.
* Manage onsite projects, whether major works or minor repairs.
* Manage budgets and overall expenditure for a residential development, working closely with the Property Manager.
* Oversee external contractors and property maintenance.
* Undertake general duties as required from time to time commensurate with the management of residential property in accordance with industry best practice.
