This role will be instrumental in identifying the best future locations to open, working closely with the head of property on site selection analysis and ROI. This role is ideal for someone that is really interested in market trends, customer behaviour and financial analysis. This role is remote with some occasional travel to our estate in and around London. The Role: Conduct site selection analysis Perform market analysis to identify the best UK locations to open new Explore Learning centres. Coordination with marketing, product and insight teams on target demographics and prospective members. Research, collate and analysis of all available demographic data, including schools data, traffic patterns, footfall and local amenities. Identify key geographical factors to success, including current and historic membership data, financial performance and ROI. Conduct site surveys and interview prospective customers to identify intent. Prepare detailed reports, recommendations and presentations for senior management and stakeholders. Project management Support the head of property in delivery of the new centre pipeline. Act as the point of contact between all central functions (including operations, marketing, people, finance etc.) and manage the programme delivery. Assist in ensuring all compliance activities are completed ahead of centre opening. Work with the head of facilities to update the centre operational database for all new launches. Assess capital ROI Work closely with the head of planning and senior FP&A manager to track new centre ROI. R efine financial capex models. Analyse post launch performance of new centres for recommendations and improvement. Fulfil property data requests – provide timely information and analysis to support landlord, agents and 3 rd party requests arising from lease obligations, ESOS and facilities contracts. Maintain lease database – maintain and update lease database which includes base rent, rent reviews, breaks & service charge information. Person Specification Proven experience in market analysis, capital investment, or similar. Advanced quantitative/analytical skills, able to deal confidently and accurately with large and complex datasets. Experience in site selection analysis and understanding of key factors influencing property location decisions. Strong proficiency in financial modelling and data analysis. Able to apply commercial judgement to support strategic decision making. Strong attention to detail, organisational and project management skills. Excellent written and verbal communication skills. Ability to work independently and as part of a team. Proactive attitude and willingness to use initiative to resolve issues and seek solutions Logistics: Full-time, permanent Remote with travel around UK sites, majority around Guildford and London Travel required therefore a Driving License is a necessity.
