Job Description:
Our client, a large Public Sector Organisation, requires a Maintenance Officer based in Ballymena.
Role: Maintenance Officer
Hours of work: 37 hrs per week
Hourly Rate: £15.70
Key Responsibilities:
1. Carry out inspections of Housing Executive domestic and commercial properties, including pre and post repair completion, fire and flood damage to properties and at change of tenancy.
2. Authorize the Housing Executive's Contractors to carry out necessary maintenance work and provide a key quality assurance role.
3. Conduct inspections to ensure works have been done as ordered and to an acceptable standard.
4. Carry out ad-hoc technical inspections and refer to appropriate stakeholders as necessary.
5. Authorize payments for works in line with cost and delegated authority limits.
6. Raise or authorize works to secure properties after instances of PSNI forced entry.
7. Work closely with Contractors and others to ensure works are complete, including administration of relevant paperwork and statutory approvals.
8. Ensure high levels of customer satisfaction and provide information to tenants on the progress of works.
9. Meet with tenants and external agencies to advise on maintenance issues/policies.
10. Identify and take action in respect of any risks in Housing Executive properties.
11. Support the delivery of planned maintenance schemes.
12. Deputise for the Area Maintenance Manager as required.
General Duties:
1. Provide a high level of internal and external customer service.
2. Ensure effective working relationships with key internal and external stakeholders.
3. Comply with and enforce all Housing Executive frameworks, policies, and procedures.
4. Work in an agile manner in line with local arrangements and manager direction.
5. Record all outcomes ensuring they are Proportionate, Legal, Auditable & Necessary.
Experience and Qualifications:
Essential: Applicants must provide evidence by the closing date for application that they meet the following essential criteria:
1. Bachelor's Degree in Building Studies [or an equivalent qualification] and 1 year relevant post qualification experience.
2. B Tech Higher Diploma in Building Studies [or equivalent Level 4 qualification] and 2 years relevant post qualification experience.
3. At least 4 years relevant experience will also be considered.
Possess a current driving licence or have access to a form of transport that enables them to meet the requirements of the post.
Skills: Good communication skills, high-quality practical use of technical knowledge, effective team working, strong customer focus, timely and accurate record keeping.
