Key Responsibilities for Conveyancing Legal Assistant:
* Assisting with the completion of Stamp Duty Land Tax (SDLT) forms and setting up SDLT payments.
* Preparing and submitting Land Registry applications.
* Liaising with fee earners to address Land Registry requisitions and other post-completion queries.
* Drafting letters to lenders, clients, and other third parties regarding property transactions.
* Obtaining policy certificates and assisting with the management of legal documentation.
* Assisting with the preparation of contracts and other legal documents required in the conveyancing process.
* Assisting with the management of case files, ensuring all documentation is up-to-date and compliant.
Day-to-day of the role:
* Provide key administrative support to conveyancing solicitors to ensure smooth workflow and case progression.
* Manage correspondence and communications through the case management system.
* Liaise with clients, estate agents, mortgage lenders, and other third parties to provide updates and handle queries.
* Prepare and organize files, ensuring all legal documentation is accurate and well-maintained.
* Respond to Land Registry queries and resolve issues promptly.
* Finalise post-completion processes such as paying stamp duty to HMRC, serving notices to landlords, and registering new owners with the Land Registry.
* Ensure that all legal requirements for property transactions are met within set deadlines.
Additional Responsibilities:
* Act as the first point of contact for clients, estate agents, solicitors, and other third parties, providing updates and advice as needed.
* Assist fee earners with diary and task management through the Case Management system.
* Update Land Registry and various lender online portals.
* Handle online ID requests and request funds via online portals.
* Provide additional administrative support to the conveyancing department as required.
Experience for Conveyancing Legal Assistant:
- 12 months' experience working in a similar role.
- High levels of attention to detail.
- Polite and professional telephone manner.
- Fully proficient in Microsoft Office.
- Experience with a Case Management System.
- Excellent organisational skills.
- Self-motivated and keen to develop.
- High levels of integrity.
