This social housing provider is a reputable housing association based in the Motherwell Area, committed to providing quality housing solutions.The Housing Association owns and manages around 4,600 properties and provides services to 3,000 factored homeowners.
With a friendly and collaborative team environment, you will be welcomed and supported as you play a key part in delivering for their tenants within the Maintenance Team.
Your new role
Provide exceptional repair services for all Association customers, both internal and external, ensuring high-quality outcomes and resolution. Support the delivery of a unified approach to reactive, planned, and cyclical repair services across all tenures, aligning with best practices, regulatory requirements, and business priorities.
* An excellent front-line repair service.
* Ensure the organisation meets all statutory and regulatory compliance for property maintenance, repair, and improvement.
* Review and monitor contractors for current and future maintenance needs.
* Coordinate and monitor void property works, including inspections, security, repairs, and new tenancy tasks.
* Oversee programming, delivery, and monitoring of managed contracts and services.
* Monitor contractor performance, including quality, budget, and customer experience.
* Ensure compliance with contracts, taking corrective action and escalating issues as needed.
* Manage cases in the CRM system, keeping customer records up to date.
* Respond to communications in the Repairs Inbox promptly.
* Represent the Property Service Directorate at contractor performance meetings.
* Maintain and update all homeowner safety certificates, property certificates, and warranties.
* Record and update all compliance-related information.
* Develop processes and control documents for the Contract and Compliance team.
* Regularly update systems and databases with accurate repair and maintenance information.
* Compile and analyse key performance indicator data for the Property Team.
* Support data analysis requests and reports, including the Annual Return on Charter.
* Liaise with Technical Inspectors on reactive, planned, and cyclical works.
* Ensure void property standards and re-let timescales are met by technical Inspectors.
* Collaborate with internal customers for efficient cross-functional processes.
* Communicate with customers regarding work orders, insurance claims, complaints, and contractor performance.
* Participate in training and personal development.
* Comply with Health and Safety legislation and policies, procedures, and financial regulations.
* Process invoices as required.
* Undertake delegated duties as assigned by the Senior Contract and Compliance Officer.
What you'll need to succeed
Previous Maintenance Officer or Maintenance Assistant experience within a Housing Association or Local Authority
What you'll get in return
£21.50 Per Hour (PAYE)
2-3 month contract initially
