We are seeking a highly experienced and dynamic Project Director to lead a major residential development project in the Hertfordshire region. This large-scale development consists of c500 residential units and has a build cost of c£100 million.
The project is already underway, with piling completed, and we are looking for an individual who can take full ownership of the project, ensuring it is delivered on time, within budget, and to the highest standards.
The ideal candidate will possess significant development experience, in managing large residential construction projects, with a strong understanding of RC frame construction. You will be responsible for overseeing the entire project lifecycle, from planning and procurement through to construction and handover.
Key Responsibilities:
* Lead, manage, and coordinate all aspects of the construction project, ensuring it is delivered on time, within budget, and in accordance with quality standards.
* Oversee the successful execution of the low-rise RC frame development, including the management of contractors, subcontractors, and other project stakeholders.
* Monitor and control the project’s progress, ensuring any risks or issues are identified early and addressed appropriately.
* Manage and lead the project team, including setting clear objectives, providing guidance, and ensuring performance is aligned with company expectations.
* Ensure that safety, environmental, and quality standards are adhered to throughout the construction process.
* Regularly report on project progress, costs, and timelines to senior stakeholders.
* Collaborate with various departments (design, procurement, engineering, etc.) to ensure the smooth running of the project.
* Oversee financial management, including cost control, budgeting, and forecasting.
* Engage with clients, ensuring their expectations are met while maintaining a strong professional relationship.
* Ensure compliance with all local regulations, codes, and legal requirements.
Requirements:
* Proven experience as a Project Director or in a senior leadership role within a major residential construction project.
* Strong experience in managing low-rise RC frame developments and complex projects with a significant build cost.
* In-depth knowledge of construction methods, materials, and processes.
* Excellent leadership and team management skills, with the ability to drive project success through collaboration and communication.
* Strong financial acumen with experience in managing large budgets and controlling costs.
* Comprehensive understanding of project lifecycle, including design, procurement, construction, and handover.
* Ability to navigate and manage risks effectively while ensuring compliance with quality and safety standards.
* Exceptional problem-solving skills and a proactive approach to addressing challenges.
* Strong communication skills with the ability to interact with various stakeholders, including clients, contractors, and senior management.
* A relevant degree in construction management, civil engineering, or a related field is preferred.
* A professional qualification such as Chartered Status (e.g., RICS, CIOB) would be advantageous.
