Position: Construction Manager / Project Manager Project Type: Cut & Carve of Main Staircase, New Shopfront, and MEPH Infrastructure Upgrades Project Value: £2m Location: Greater Oxford Area Reports to: Head of Projects (Visiting) Job Summary: The Construction Manager / Project Manager will be responsible for overseeing and managing a challenging construction project that involves the cut & carve of a main staircase, installation of a new shopfront, and upgrades to the Mechanical, Electrical, Plumbing, and Heating (MEPH) infrastructure. This project is valued at just under £2 million, and the ideal candidate must be tech-literate, particularly proficient with project management tools like Procore. As this is a satellite project for the company, the role requires someone who can independently run the site, ensuring everything is on track and effectively managed. Strong client-facing abilities and excellent communication skills are essential for this role, as the Construction Manager / Project Manager will regularly interact with the client and other key stakeholders. They will be backed by the Head of Projects but must function as the number one point of contact on-site. Key Responsibilities: Project Execution & Site Management: Take full responsibility for the day-to-day management and delivery of the project, including the cut & carve of the main staircase, the installation of a new shopfront, and the upgrades to MEPH infrastructure. Lead and manage the site operations, ensuring that work progresses according to schedule, on budget, and to the highest standards. Oversee the execution of the construction works, ensuring they are compliant with design, health and safety regulations, and industry best practices. Ensure that all site activities are effectively coordinated, including trades, contractors, and suppliers, ensuring minimal disruption and delays. Client & Stakeholder Communication: Act as the primary point of contact between the client, contractors, and other stakeholders. Communicate project updates, milestones, challenges, and solutions to the client regularly, maintaining a positive and professional relationship. Handle any client issues or concerns promptly and professionally, ensuring that expectations are managed and satisfaction remains high. Attend and lead project meetings with the client and other key parties, providing insights and updates on project status, risk management, and budget tracking. Project Management & Technology Integration: Utilise project management software, particularly Procore, to track and report on project progress, resource allocation, timelines, and budgets. Manage all documentation, including contracts, change orders, RFIs (Requests for Information), site reports, and quality control logs. Ensure project timelines are met and milestones are achieved, adjusting as necessary to manage risks and delays. Monitor and enforce quality control procedures, ensuring that all work is executed in accordance with the specifications and meets the required standards. Health & Safety & Compliance: Enforce strict adherence to health and safety regulations, conducting regular site inspections to identify potential hazards. Ensure that the project complies with all local regulations, building codes, and environmental standards. Take immediate action to resolve any safety concerns and ensure a safe working environment for all staff and contractors. Team Leadership & Supervision: Supervise and manage the on-site team, ensuring that everyone is performing effectively and according to the project plan. Provide leadership and support to subcontractors and vendors, maintaining strong relationships and ensuring smooth operations. Resolve any conflicts or issues that may arise on-site, ensuring the project continues to progress without major disruptions. Work closely with the Head of Projects, who will be visiting regularly, to ensure the project is aligned with company goals and expectations. Reporting & Documentation: Prepare and submit regular progress reports to the Head of Projects and other senior management. Maintain comprehensive records of all activities, including daily logs, safety reports, and quality assurance checks. Ensure all project close-out documentation is completed, including as-built drawings, warranties, and project handover documents. Qualifications & Skills: Education & Experience: at least 5 years of experience in managing construction projects, preferably in the commercial or infrastructure sectors. Proven experience managing complex projects, including renovations, structural work, and MEPH upgrades. Familiarity with challenging cut & carve projects, especially in busy or live environments. Skills & Competencies: Strong proficiency in project management software, particularly Procore or similar tools. Excellent communication skills, with the ability to effectively engage with clients, subcontractors, and internal teams. Strong leadership and organisational skills, with a track record of successfully delivering projects on time and within budget. Ability to manage risks, resolve issues, and keep projects on track despite potential setbacks. Solid understanding of construction processes, building codes, safety regulations, and quality control practices. Strong problem-solving and decision-making abilities. Certifications (Preferred): CSCS or equivalent certification. SMSTS (Site Management Safety Training Scheme) or equivalent health and safety certification. Working Conditions: Full-time on-site role
