This is an excellent opportunity for a surveyor looking to gain broad experience while receiving support through the APC (RICS). The role covers residential, development, commercial, retail, and rural land management.
In this role, you will support the Head of Property in achieving key business objectives. Your responsibilities will include managing a residential estate (approximately 30 rented properties), overseeing a land portfolio (over 1,000 acres of arable land on FBT agreements or being promoted for development), and supporting the development and maintenance of 10 golf courses, clubhouses, and associated land holdings. Additionally, you will handle property matters for a portfolio of 18 leisure businesses within the adventure leisure sector.
KEY ACCOUNTABILITIES
* Directly manage the residential portfolio, including AST/licences/Farm Business Tenancies, renewals, rent reviews, and new lettings. Act as the main point of contact for tenants, oversee asset management software, forecast rents, register deposits, conduct site inspections, and ensure property compliance.
* Assist in property acquisitions and disposals by conducting development appraisals and financial modelling.
* Support the management of the estates team (five foremen) by setting tasks and rotas for general repairs and estate maintenance.
* Assist with planning matters, including land promotion, planning applications, and community initiatives.
* Golf Club Estate Support
* Identify and implement development and acquisition opportunities.
* Conduct land boundary reviews.
* Assist with planning applications for golf clubhouse refurbishments, including preparation, submission, and communications.
* Review business rates.
* Identify new site locations and negotiate leases with agents.
* Work on lease renewals, re-gearing, and portfolio optimization.

* Building & Project Work
* Assist in managing contractors for new and existing projects through regular site visits and reports.
* Identify maintenance needs throughout the building lifecycle.
* Contribute to the wider ESG program and environmental improvement initiatives.
KEY EXPERIENCE, SKILLS, AND ATTRIBUTES
* A property-related bachelor's or master's degree, or AssocRICS qualification. Alternatively, RICS approval for APC via the 5- or 10-year route.
* Experience with Re-Leased (asset management), AutoCAD, or AutoCAD LT is beneficial.
* Practical experience in planning, development, landlord & tenant matters, or sales is an advantage.
* Understanding of Landlord and Tenant legislation.
* Familiarity with the planning system.
* Ability to read and interpret leases.
* Commitment to completing APC and achieving RICS membership.
EDUCATIONAL BACKGROUND AND QUALIFICATIONS
* A property-related bachelor's or master's degree, or AssocRICS qualification. Alternatively, RICS approval for APC via the 5- or 10-year route.
* Full UK driving licence.
