Lincoln Cornhill is delighted to be working with a reputable Housing Association in London, who are seeking to appoint a Repairs Director on a 3 – 4 month interim contract. The position is due to start in January 2025. The appointed candidate will take a lead on contract mobilisation due to the organisation transitioning onto a new contract to ensure a smooth and effective service delivery. The other aspects of the role will involve leading a team to deliver a reactive repairs, voids and maintenance services which is customer centric, high quality and provides value for money. The range of duties which are covered include: Lead on strategic and operational elements of reactive repairs, voids works management, legal disrepair, damp and mould case management, and estate services delivery Responsible for budget of circa £30million per annum with responsibility of developing ‘bottom up’ budgets to contribute to the overall annual budgeting process Lead on procurement of contracted repairs, void works management and maintenance services within the London region and support developing procurement strategies for future delivery methods Collaborate effectively with centralised property services functions to ensure that delivery and value for money strategies are robust and future proofed Ensure effective risk management and processes are in place across service area; ensuring compliance with timescales associated with current and future disrepair and damp and mould legislation Accountable for the delivery of reactive property maintenance and projects to agreed performance and financial standards and targets, ensuring customer satisfaction, cost effectiveness and value for money Develop, agree, monitor and set stretch targets for key performance indicators across all operational areas Assist in the strategic development and operational delivery of property repairs, voids and maintenance services through agreed annual budget spends Set and maintain high levels of safe working practices across all areas of property maintenance and improvement services in line with health and safety legislation and CDM Maintain an up-to-date knowledge and awareness of technical, statutory, regulatory and legislative requirements, standards and best practice in relation to delivery of maintenance services Experience and skills required: Must have experience of contract mobilisation within a previous role Must have worked at a Senior level and comfortable with managing a large portfolio of 25k properties and a £30 million budget Ability to exhibit strategic thinking, commercial acumen and values driven behaviours to fulfil the organisation ambitious corporate plan Evidence of delivering on innovative concepts, utilising future changes in policy to support flexibility in a responsive organisation For further information on the vacancy or to enquire about other suitable posts please email rbirbecklincolncornhill.com If this position is not for you, but you know of someone who may be suitable please pass on our contact details.
