Criterion Capital are a multi-billion-pound family-owned entrepreneurial private property company. The Asset Management division – due to expansion – are seeking to recruit an Commercial Portfolio Manager who will be part of the wider key Property and Facilities Management Department. Please note the role is permanent with 5 days a week-based working at the Head Office in the heart of the West End close to Piccadilly Circus. The role will expose the right candidate to some of the most iconic buildings in the West End of London – particularly Piccadilly Circus, Leicester Square, and Haymarket. The overall property investment portfolio also extends nationwide and includes key assets in Manchester and Edinburgh amongst many other locations. Sectors include offices; high profile leisure; high street retail; shopping centres; hotels; hotel developments; food and beverage and mixed-use. There is a large development portfolio. Detailed description of the Role: - We are looking for someone who already has some (ideally 2 to 3 years plus?) experience in the Commercial Property Management world and who is looking to expand their horizons and opportunities. It is essential that the candidate has a hands-on approach and has strong administrative ability to undertake compliance processes and record keeping. Attention to detail is essential and the candidate must have very good communication skills and be inquisitive and analytical. Whilst the Division is structured to avoid undue pressurised situations there will be times when you will be required to work under pressure and to short timelines. Being prepared to explore different aspects and going outside the comfort zone is a must. All aspects of property management would be dealt with. You will be reporting directly to the Head of Estates and Property Management and the Overseer/ Head of Asset Management Gatekeeping. You will also have daily contact with the Head of Asset Management as well as the Owners. Detailed duties include but not limited to: - Carrying out general and detailed Property Management tasks. Updating various discipline Asset & Property Management Tracker spreadsheets including the updating of relevant Property Records, Schedules, and Systems. Ensuring Company policies & procedures are applied to required standards. All aspects of Utilities management. Working alongside the Facilities management team to oversee maintenance matters including day-to-day, contracted, and cyclical maintenance. Checking and reducing costs and managing cost control. Invoice management. Daily management of properties – establishing and aiding relationships with tenants, owners, and contractors Ensuring Property legal and statutory compliance. Preparing and maintaining vacant properties and assist with relevant marketing. Issue and assist with collection of rents, service charges, and other charges. Tenant Arrears control and management in liaison with relevant Credit Controllers. Assisting with all aspects of Service Charge management in liaison with others. Regular reporting to the Head of Property Management and the Asset Management Gatekeeping team. Liaison with external and internal Accounting and Auditing teams in Property Accounting matters. Minimum Requirements include: -_ Experience of: Microsoft Office, Word, and Outlook and proficient in Microsoft Excel Property Management software systems (such as Tramps/ Bluebox etc. - knowledge of Yardi would be beneficial but is not essential). Understanding of commercial leases; service charges; insurance & utilities. Experience of liaising with clients, occupiers, contractors, external agents, and local authorities. Understanding of current Health & Safety legislation and Statutory Compliance. Knowledge of buildings, maintenance, and services. Ability to work alone or as part of a team. High level of organisational and administrative skills. Able to use initiative and take responsibility. Ability to work under pressure.
