Maintenance Manager
Field Based role working on care home sites across Cheshire, Greater Manchester, Yorkshire, Lincolnshire, Northumberland
£43k to £47k DOE & company car
Permanent Position. Full Time role – 40 hour per week
Mon to Fri 9am till 5:30pm (flexible approach required to suit position, may be required to participate in an On-Call rota)
Job Purpose
Manage a team of Maintenance Operatives and gardeners (where applicable) within a given portfolio to ensure that the Care Homes remain fully functional and the buildings and equipment therein are maintained to a high standard, while complying with all relevant Bupa Standard Operating Procedures and relevant legislation and industry best practice, with a focus on compliance and compliance coverage across the homes, to ensure that accommodation requirements are met and aligned with Bupa’s cultural and brand values.
Assist in the management of the repairs and maintenance revenue budgets for the portfolio, ensuring corrective actions are taken to avoid unnecessary over or underspend, working in collaboration with the wider Property and Care Services Teams.
To cover the Maintenance Operative duties in allocated Care Homes where it is identified there is a requirement for support due to annual leave or vacant positions or to support MO’s where they may need assistance to complete repair activities.
Accountabilities
To manage the asset, planned and reactive maintenance and Regulatory Compliance as required across their allocated portfolio.
Undertake the full range of accountabilities where a Maintenance Operative is not present in a home or advised by the Senior Management Team.
Health & Safety / Compliance
1. Ensure that all health and safety and compliance checks are carried out as per the timescales directed by Bupa Standard Operating Procedures and by Bupa compliance management tools and software.
2. Action and close any remedials attributed to Care Homes highlighted on Bupa compliance management tools and software.
3. Progress and close actions highlighted on the Care Homes Legionella and Fire Risk Assessments.
4. Ensure that safety and cleanliness within the Care Homes and grounds is to the satisfaction of Environmental Health, local Fire Authority requirements and Health & Safety regulations.
5. Contribute to the safe running of the Care Homes via the Care Homes Health & Safety committee.
6. Undertake quarterly Maintenance Audit and report / act on issues relating to building fabric condition, infection control, and Environmental Health Officer issues.
7. Have distinct awareness of all issues relating to Water Hygiene, Fire Safety, Asbestos, Health & Safety within the Care Homes. Attend and contribute, as required, to cyclical management meetings within Property and the Home.
8. Provide support to the Care Home and wider Property Team, as required, in the event of an incident or accident where further investigation / action is required.
Maintenance
9. Ensure that all necessary maintenance and repair tasks within the Care Homes are completed to a high standard, in a timely manner and offer value for money
10. Monitor and respond to non-performance of SLA’s and KPI’s relating to incumbent service contracts.
11. Report unrepairable defects to the Senior Manager. Ensure through escalation or seeking specialist repair of these defects that comfort and safety is not compromised.
12. Ensure that the external and internal building and grounds are maintained to a safe and acceptable standard of repair, carrying out any works with the minimum disturbance to occupants and visitors.
13. Report defects, obtain quotes and manage repairs using Bupa approved contractors, complying at all times with Bupa’s Standard Operating Procedures.
14. Manage Care Home elements of the refurbishment programme and capex programme of works ensuring minimal disruption to occupants and visitors.
15. Contribute to the completion of the annual Care Homes maintenance budget.
General
16. Bupa Care Homes is an 24/7/365 business. You may be required to work such additional hours as may be necessary for the proper performance of your duties including support to the homes in the event of emergencies out of hours and at weekends.
17. Assess the performance of Care Services contracted suppliers to ensure that any underperformance or service failure is addressed to ensure that KPI’s are met.
18. Contribute to Bupa’s business continuity management delivery.
19. Ensure maintenance offices, workshops and plant rooms are maintained in an orderly and clean condition. Ensure that all tools and equipment are maintained and safely secured at all times.
20. Assist with induction of staff with regards to the operation of emergency exits, fire points and evacuation procedures as required.
21. Liaise with, support, mentor and assist home-based Maintenance Operatives across the allocated homes in the fulfilment of their duties, networking to improve efficiency. This includes onboarding and inducting new starters and assisting with their initial set up and completion of training, both on systems and in Bupa policies.
22. Document monthly one to one performance meetings with all Care Home Maintenance Operatives and gardeners within the portfolio. Obtain and include feedback from Care Home stakeholders.
23. Cover annual leave, sickness, or vacancies in the allocated homes.
24. Attend maintenance meetings around the portfolio as directed.
25. Attend training days as required and at all times keep mandatory training of the Maintenance Operatives up to date.
26. Perform any other reasonable duties as may be required from time to time.
Qualifications and Training
The successful candidate must possess:
27. Experience of managing a team
28. A current blue CSCS card for a ‘skilled worker’ is essential.
29. A current gold CSCS card for a ‘supervisor’ is preferable, but not essential.
30. A good understanding of building services including, heating, hot and cold-water distribution, ventilation, electrical distribution and plumbing
31. A good understanding of building fabric and its maintenance
32. Practical experience of planned maintenance systems and record keeping
33. Knowledge of relevant statutory requirements and experience of compliance
34. A building/electrical/plumbing qualification (City & Guilds, BTEC, ONC, HNC etc) or a minimum of 5 years hand on experience in property maintenance and general repairs.
35. Ability to work as part of a multi-disciplinary team
36. Computer literate and experience of using maintenance software systems
37. Good customer service skills
38. Able to take part in an out of hours on-call rota
39. Be flexible to meet changing demands within the care homes
40. Practical ability and experience in painting and decorating and basic fabric repairs
41. Experience in managing Health and Safety matters relating to construction and general maintenance (completing permit to work, writing and assessing risk assessments and method statements).
Desirable requirements include:
42. Experience in a site estate management role
43. Experience in the management of consultants, contractors, and contracted suppliers
44. Previous experience in the care services industry
45. Evidence of managing building projects on time, to required quality and within budget
46. Previous experience of delivering training
47. Knowledge and experience of building related standards and practices such as Building Regulations, RRO, DDA, Health & Safety, CDM, Asbestos, Legionella etc.
48. A Health & Safety qualification (NEBOSH certificate, CIEH Advanced Health and Safety, Fire Trainer, COSHH trainer etc)
49. Experience of BMS systems
50. Able to effectively influence and negotiate with General Management
51. Able to interact successfully with Senior Management Teams
52. Effective at building and sustaining relationships
53. Able to represent Bupa when communicating with external and internal stakeholders
54. Excellent written and oral communication skills
