Maintenance and Contracts, invites you to join our team as a Repairs Manager jointly responsible for managing the Voids Service leading multi-disciplined teams covering a wide array of activities. Duties will include efficiently and effectively managing resources, to meet exacting deadlines as well as providing support to the Principal Contracts Manager and Senior Maintenance Manager. The successful candidate will develop our teams to their full potential using performance frameworks, training and development programmes. Main duties include managing the Voids Service part of the Housing Repairs Service within the Service Area strategy and objectives, effectively and efficiently, reporting directly to the Principal/Senior Maintenance Manager.
To operationally manage all operational works, to ensure an efficient service is delivered within all agreed costs, performance and quality targets to customers’ satisfaction. Works will cover an array of Health and Safety, CDM and operational tasks to get properties returned to the void standard.
Managing and monitoring of performance of both Direct Labour and Contractors operational teams will be necessary to ensure the Ipswich Standard of void return is met.
Ensuring all work is completed to all associated legal, statutory, health & safety and quality standards appropriate to the area of work responsible for.
Effectively utilise employees, vehicles, plant and equipment, using mobile technology, ensuring cost effectiveness at all times. Ensure all policies and procedures are reviewed and updated and followed by staff at all times.
Manage health and safety within area of responsibility maintaining health, safety and welfare of employees, subcontractors and members of the public ensuring that employees are trained in, and adhere to safe working and lone-working practices and adhere to environmental procedures.
Where cost-effective, utilise and manage subcontract labour to meet peaks and troughs of workload.
Record and report on performance against all targets and on variations and estimated costs.
About you:
Be qualified to a minimum of either NVQ level4 or HNC in a building related field or work towards achieving this
Previous experience working at supervisory/management level.
Experience of the building industry and Stores.
Demonstrates effective performance management skills,
Basic working knowledge of all Microsoft Windows applications
Proven ability to successfully manage budgets, including monitoring and reporting
Full valid driving licence
