You will be working on a diverse portfolio of frameworks and projects primarily based in the UK with some opportunities for international work. In this role you will take the lead on small projects valued at several million pounds and provide technical support to end users, landlords, management agents, project managers, and other stakeholders.
Key Areas of Focus in Property Services:
1. Technical Due Diligence: Conducting condition surveys, pre-acquisition surveys, dilapidation surveys, and licenses to alter along with producing associated reports.
2. Plant Replacement: Managing smaller project works up to 3 million including boiler and chiller replacements. Responsibilities will encompass surveys, feasibility reports, design work, construction site duties, project management, and contract administration.
3. Design: Specializing in challenging existing buildings across all RIBA stages. You will provide creative and innovative design solutions to enhance and transform these structures, ensuring that building services meet current needs and standards. This involves conceptualizing and implementing design strategies while collaborating closely with clients and project teams to deliver high-quality sustainable designs.
4. Maintenance and Operations: Conducting quarterly inspections of buildings, performing preventative planned maintenance, managing asset registers, troubleshooting, and optimizing energy use.
5. Sustainability and Energy Efficiency for Existing Buildings: Focusing on projects aimed at reducing carbon energy use and improving energy ratings for existing buildings. This includes implementing sustainable practices, upgrading building systems for enhanced energy efficiency, and ensuring compliance with environmental standards. You will work on initiatives designed to lower energy consumption, improve indoor environmental quality, and contribute to reducing the carbon footprint of existing structures.

Requirements:
1. Qualified Design Engineer: Chartered status or actively working towards it.
2. Post-Occupancy Experience: Proven experience in conducting post-occupancy engineering services activities.
3. Mechanical Design Expertise: Required mechanical design experience complemented by hands-on site knowledge.
4. Property Knowledge: Strong understanding of property-related factors and considerations.
5. Project Experience: Familiarity with projects involving existing buildings, particularly refurbishment and fit-out.
6. Technical Due Diligence: Experience in undertaking Technical Due Diligence surveys and producing reports.
7. Technical Report Writing: Proficient in writing various technical reports including feasibility studies, issue investigations, and condition surveys.
8. Performance Specification and Contract Administration: Involvement in performance specification work, contract administration, and site responsibilities.
9. Commissioning Monitoring: Experience in overseeing commissioning processes and witnessing activities.
10. Client Liaison: Strong skills in liaising with clients coupled with commercial and project management awareness.
11. Comprehensive Building Services Knowledge: Broad understanding of Building Services engineering as an all-rounder.
12. Self-Sufficiency: Willingness and capability to undertake own design specifications and site monitoring.
13. Technical Knowledge: Solid expertise in primary engineering disciplines along with knowledge of relevant UK and EU regulations and design guidelines.
14. Secondary Engineering Understanding: Good grasp of secondary engineering disciplines to support integrated solutions.
15. Project Management: Ability to manage projects effectively to mitigate technical and commercial risks.
16. Communication Skills: Excellent written and verbal English communication skills.
17. Organisational Skills: Strong planning and organizational abilities to meet deadlines and project timelines.
18. Interpersonal Skills: Ability to develop effective relationships through well-honed interpersonal and influencing skills.
