We are looking for an enthusiastic and experienced Housing Quantity Surveyor to join our commercial team. This role offers a great opportunity to contribute to the successful delivery of residential projects across the region. As a key member of the team, the Housing Quantity Surveyor will play an important part in all stages of the project lifecycle, from procurement through to final account settlement, ensuring cost efficiency, compliance with budgets, and smooth collaboration between all parties involved.
Key Responsibilities:
Procurement and Commercial Management:
* Assist in the procurement of materials, labour, and subcontractors for residential developments.
* Monitor and review project budgets, ensuring costs are controlled and in line with the project requirements.
* Work closely with the site teams, external suppliers, JV partners, and subcontractors to ensure timely delivery of services and materials.
* Maintain up-to-date records and ensure that all financial documentation is processed accurately and in a timely manner.
Cost Control and Reporting:
* Schedule and quantify materials and labour, ensuring all costs are tracked and reported regularly.
* Prepare and present accurate cost reports, including cost-to-complete and final accounts.
* Conduct regular site valuations, reconciling costs and identifying any variations or discrepancies.
* Assist in the preparation of WIP (Work in Progress) and cash flow forecasts.
* Ensure that any variations to the original budget are identified and accounted for, liaising with relevant stakeholders for approvals.
Project Monitoring:
* Ensure that all projects comply with company policies, building regulations, NHBC standards, and Health and Safety requirements.
* Attend site meetings and project reviews as necessary, providing input on commercial matters.
* Oversee the processing of contractor, subcontractor, and consultant orders, payments, variation orders, and day works.
* Monitor and explain cost movements throughout the project lifecycle, proactively addressing any potential issues.
Collaboration and Communication:
* Foster strong working relationships with internal and external teams, including site managers, technical teams, suppliers, and subcontractors.
* Contribute to cross-department collaboration to drive project success and cost-effectiveness.
* Provide support to the Senior Commercial Manager and attend meetings as required.
Health, Safety, and Sustainability:
* Take personal responsibility for health and safety in accordance with company standards and regulations.
* Ensure that the site team adheres to all health, safety, and sustainability guidelines during the execution of the project.
Skills, Knowledge, and Experience:
* Proven experience in a similar Quantity Surveying role, ideally within the housing or residential sector.
* Solid understanding of commercial management processes, including budget control, cost forecasting, and final account preparation.
* Familiarity with relevant building regulations, NHBC standards, and Health & Safety regulations.
* Proficiency in IT systems, including COINS and Microsoft Excel (or similar tools).
* Excellent communication skills, with the ability to build relationships and work collaboratively with internal and external stakeholders.
* A proactive, solutions-focused approach to problem-solving and project management.
* Ideally, a relevant industry qualification (e.g., degree or professional accreditation), or a strong desire to work towards professional development.
