We are currently recruiting for an experienced Repairs and Voids Manager to join our Property Services Team on a fixed term basis to provide a high quality, efficient and customer focussed maintenance service across our ever-growing portfolio of developed, managed and renovated residential and commercial properties.
The successful candidate will manage our in-house direct labour team; diary planning, ordering and arranging payments for materials and contractors through the delivery of planned, cyclical and aftercare. Ensuring that safe working practices are being adopted and there are mechanisms in place to monitor compliance.
Main Duties:
* Produce performance, status and completion reports to demonstrate real time service position.
* Ensure that the relevant systems are always up to date and both internal and external customers are communicated to promptly, efficiently and effectively.
* Lead and manage all aspects of the delivery of services relating to routine repairs and voids.
* Lead and manage cleaning operatives in producing routine schedules and monitor, delivering a high-quality service provision.
* Scope, cost and monitor works to ensure quality, safety and budgetary targets are met.
* Support the Head of Property Services in delivering the organisations objectives.
* Support the Works Manager to undertake effective performance reviews by providing feedback on operatives, contractors and suppliers.
* Produce communications to customers on building information as and when required or as part of the works journey.
* Use specific measures to monitor performance, quality and compliance.
* Manage complaints promptly and ensure lessons learned are implemented to eliminate future occurrences.
* Manage colleague and subcontractor queries to support the completion of works.
* Provide advice and support to managers and colleagues, to assist in allocation of operatives, resources and contractors.
* Undertake effective performance reviews with direct report(s) and use feedback from other managers as part of the review.
* Support the undertakings of investigations as required and where appropriate present information that has been collated.
* Promote a positive H&S culture.
* Assist with annual budget setting and forecasting and undertake monthly monitoring meetings.
* Regularly review services being delivered, ensuring innovation and best practice, including the use of IT is embedded throughout where possible.
* Be the lead on existing and new IT systems relating to planned, commercial and aftercare services.
* Provide support/cover when required to other managers within the Property Services team.
* Provide support and mentoring to the Maintenance Co-ordinator as part of their development plan.
* Any other relevant and appropriate duties as may be required for the delivery of the Property Services functions.
Skills and Person Specification:
* Experience in a repairs, maintenance and planned environment covering both a direct labour organisation and external contracting environment
* Experience of managing budget workstreams, ensuring works are delivered on time and to budget
* Experience on quality and performance information reporting
* Experience of developing strong working relationships with colleagues, stakeholders and contractors
* Excellent IT literacy skills with al Microsoft applications
* Excellent time keeping and organisational skills
* Excellent communication skills both verbally and written

Pay: £28,000.00-£31,000.00 per year
