We are a letting agency operating mainly in the Torbay and surrounding areas. We are looking for a competent person who is multi-talented to join our team of full-time maintenance staff.
Job Summary:
As a Builder Maintenance Staff, you will be responsible for performing a variety of maintenance, repair, and construction tasks across our property portfolio. You will ensure that all properties are safe, functional, and aesthetically pleasing, addressing issues promptly and effectively. Your role is crucial in maintaining the high standards our agency is known for.
Key Responsibilities:
1. Property Maintenance: Conduct routine inspections and identify maintenance needs for residential properties, including minor repairs, refurbishments, and general upkeep.
2. Repairs and Fixes: Carry out a wide range of repairs including plumbing, electrical work, carpentry, plastering, painting, and decorating.
3. Emergency Repairs: Respond promptly to emergency maintenance requests and carry out urgent repairs to prevent further damage or inconvenience to tenants.
4. Refurbishment Projects: Assist with larger refurbishment projects, including property renovations and improvements, ensuring work is completed to a high standard and within deadlines.
5. Health & Safety Compliance: Ensure all work complies with health and safety regulations, conducting risk assessments when necessary and adhering to safety protocols.
6. Inventory Management: Manage and maintain tools, equipment, and materials needed for maintenance tasks. Ensure the availability of necessary supplies for all ongoing projects.
7. Record Keeping: Maintain accurate records of work completed, including job details, materials used, and time spent on tasks. Provide regular reports to the property management team.
8. Client Communication: Interact professionally with tenants, landlords, and the management providing updates on work progress and addressing any concerns or queries.
9. Preventative Maintenance: Develop and execute a preventative maintenance schedule to minimize unexpected repairs and extend the lifespan of property features and systems.
Qualifications and Skills:
1. Proven experience in property maintenance, construction, or a related field.
2. Proficiency in a range of maintenance skills, including plumbing, electrical, carpentry. Plastering and decorating are a plus.
3. Strong problem-solving abilities and attention to detail.
4. Knowledge of health and safety regulations and best practices.
5. Ability to work independently and manage multiple tasks effectively.
6. Excellent communication skills and a customer-focused attitude.
7. Valid driver’s license and access to a reliable vehicle for travel between properties.
8. Relevant certifications (e.g., electrical, plumbing) are a plus.
You will be excellent at organizing your own time to ensure you and the team complete works in a timely manner.
Be comfortable using technology, i.e., WhatsApp, texting, photos, and video.
Comfortable working alone or in a team.
Job Type: Full-time
Pay: £11.44-£15.30 per hour
Expected hours: 35 per week
