Job Title: Assistant Community Manager
Reports To: Community Manager
Location: On-site – Liverpool City Centre
Job Type: Full-time with weekend availability (rotational Saturday working)
Summary: As an Assistant Community Manager for LIVINGWAY, you are a leader for your building where you will provide support and leadership to your direct line manager and the on-site team, whilst making sure that the building functions optimally and safely. This alongside assisting with the running of budgets, and achieving all financial revenue and KPI goals, providing excellent customer service to all residents alongside occupancy, marketing strategy, renewals, and turnaround.
Key Responsibilities:
Operations
* To take accountability for the daily operational delivery of your building
* To assist with the running of the daily operations of your building
* Prioritise tasks and help to lead all the on-site team ensuring that company processes are followed
* Make resident safety a priority
* Attend regular weekly meetings with your team to discuss the progress and the general site issues
* Attend and contribute to a monthly team (CM meeting) with your direct line manager, CEO, and COO
* To keep a great team spirit and motivate all members of the team ensuring that they will go above and beyond for each other and the residents
* Complete analysis and reporting of your building performance against KPIs and SLAs and report this to your direct line manager
* Always promote and market your building at every opportunity
* Work closely with local businesses and vendors to establish your building's brand and identity within the local community
* To be a compliance officer for your building
* Be responsible for health and safety and statutory compliance, including fire safety and risk assessments
* Manage processes for contractors and suppliers attending the site that complete reactive and planned maintenance
* To be available to deal with an emergency at your building even outside of working hours
* To ensure efficiencies when it comes to the renewal process and liaise with our HQ team so that no renewals are missed
* Ensuring that all stock required to run the building efficiently is on site
* To be available to run and work events outside of working hours
* To work alongside your community manager to manage the building's P&L and report on this ensuring all revenue, costs, and data are consistent
* To understand how to prepare all budgets for your building
* To assist with managing expenditures in line with the business plan
* To assist with the review of the financial performance of your building and seek to find financial efficiencies
* Ensure that occupancy, retention, and net operating income are at an all-time high
* Meet and exceed the location revenue goals
* To implement strategies in the building to achieve the business plan and financial targets
Resident Experience
* Ensure a positive environment for all residents and visitors to the building
* Oversee the delivery of the company's wow moments
* Ensure proper implementation of the events program designed for the building
* To provide the residents with an exceptional living experience
* To ensure that the existing residents are proud to call your building their home, and future residents keen to join the community
* To provide solutions and help with any daily resident concerns whilst communicating professionally
* To be an example to all the on-site team, inspiring them to continuously deliver exceptional customer service and exceed all expectations
Qualifications:
Education and Certifications
* Educated to GCSE level
* Arla qualification is a distinct advantage
* Experience in a senior resident liaison role
Experience
* Minimum of two years in a senior leadership role
Skills and Competencies
* Strong leadership skills
* Experience in creating and controlling the financial budget
Key Performance Indicators (KPIs)
* Metrics and KPIs will be used to evaluate performance
Compensation: A bonus scheme is available. Rotational Saturday working required (when you work a Saturday you will receive a Monday off).
