HMO Property Designs, in conjunction with FJL Contracting, specialise in the conversion of residential terraced housing into 4, 5 and 6-bedroom HMOs.
We’ve been producing new HMOs in both the student and professional rental markets for the last 15 years throughout the North West and North East.
We have continual work already signed and agreed for the next 2 years and beyond; as well as HMOs we are now moving into the private residential sector, focusing on the conversion of suitable properties into first class private apartments.
We're looking for a dedicated and experienced SITE MANAGER with TRADES EXPERIENCE to oversee operations across multiple sites in Barrow - starting as soon as possible. The role will have day-to-day responsibility for managing approximately 5 houses/sites – with related trades at each – so you’ll need to be able to move between different projects throughout the various stages of conversion; for this reason a full UK driving licence and own transport are essential.
The role requires strong leadership skills, the ability to manage multiple tasks efficiently whilst maintaining high standards of quality; as well as this, we’re looking for proven experience in one or more trades – if you have experience in refurb projects or HMOs, all the better.
We’re looking for someone who is flexible and adaptable, can communicate and work well with multiple trades, and who can be relied upon to work independently and unsupervised. Punctuality, reliability and commitment to get the job done – to the highest standards – are a must.
Duties:
* Supervise daily site operations and manage trades activities to ensure project completion within deadlines.
* Co-ordinate with trades, suppliers and Head Office to ensure smooth workflow and communication.
* Conduct regular site inspections to monitor progress and adherence to safety protocols.
* Implement effective time management strategies to optimise productivity and resource allocation.
* Prepare and maintain accurate project documentation, including reports on progress, incidents, and compliance with regulations.
* Address any issues or conflicts that arise on-site promptly and effectively.
* Ensure that all work complies with relevant legislation and industry standards.
* Liaison with Building Control at agreed stages of the build.
Experience:
* Proven experience as a Site Manager or in a similar role within the construction industry.
* Strong understanding of construction processes, safety regulations, and quality control measures.
* Proficiency in time management techniques to effectively prioritise tasks.
* Excellent communication skills, both verbal and written, with the ability to lead a diverse team effectively.
* A proactive approach to problem-solving with strong decision-making capabilities.
Hours of work are Mon to Fri, 8am – 4pm, with additional work outside these hours as and when required.
The role offers a salary of up to £55,000 OTE per annum.
